(just me whining) Member Administration - Entering Resale Contracts

One week past original date. No new date set due to Disney Rofr delay- just over a month to get. And COVID impact - at this point notary has been figured out. I get the broker is just trying to save the deal.

But knowing I have 4-6 weeks after closing to wait and get points killed all my plans. So my only option is to rent out points versus lose them. And I didn’t buy to rent. all these changes in the last two months are nuts.

If the closing date has officially passed, you can walk away and get your deposit back.

Our deed was recorded on 7/20. The contract shows up in my account- but no loaded points yet. We own both direct and resale- the hassle is still worth it for the $15,000 we saved. But geezzzz

Yes it can take another week or so on average. For me, the process is too long to do resale again unless I get a killer deal on RIV.

I don’t expect prices to be that low for a long time..if ever..so I’ll be direct from now on.

As I have shared, I was fortunate to have the SSrR points to secure my RIV rooms for January to March so the delay in points is not a big deal as I can just reallocate the banked ones I’m getting to replace them.

Still very frustrating and we shall see what MA says in regards to my email now that we have passed the time they assured me it would transfer.

Our contract is loaded- 110 February points from '21. I need them to book our honeymoon in Aulani in March. Availability still looks okay now- but we are at that 7 month timeframe... I may crack and call and do the bride cry.

That is beyond frustrating! ROFR took us 35 days but our closing date accounted for ROFR taking 4-5 weeks in general so I guess that was a good thing. Clearly your seller isn't motivated to get their money which is so strange.

If the seller financed the purchase and they still owe money they may not be getting much money, especially after you subtract the commission the broker gets. Some sellers even have to bring money to the table to close. But I’ve always found it strange in cases where the seller is making money on the deal that so many seem to drag their feet w/ getting their closing documents back.

Good point. Still communication is key during these deals. Whether its on the buyer or seller's side.

Off topic, but how do you reallocate points for a confirmed reservation? Is it possible to book at the 11 month mark using home resort points to get the dates you want & then change it to use points from a different home resort at 7 months?

You can not replace a home resort booking with non home resort points, unless the room still exists,

However, any room booked at 7 months can be done. Just modify your reservation and choose a different contract. They system will always pick up banked points first and follow through to the end without changing a thing.

In my case, since my resale RIV are only good at RIV, I can modify the reservations I have at RIV that used SSR points to now use those restricted RIV.

You can't talk to MA over the phone so it would have to MS (they are the ones that allocate points anyways)
