Just curious about how much points were selling for in the early 90's back when DVC started? :) What resort was its first to open and sell points... How long does it usually take to sell-out a resort? Just litlle things I was wondering about :) :wave2:
 
I really don't want to hear the answer to this......(Kicking myself for not buying much earlier!) :headache:

I do know that Old Key West was the first property.....

Early buyers at OKW purchased at $51 per point ... PLUS ... early buyers at OKW and some at VB received complimentary theme park admission while staying on points at OKW. That sales incentive ended in 1995, but the park passes were available thru 1999 (resale buyers were grandfathered for that program).

i paid 48 dollars a point.........in 91............i did get a bit of a discount because of a family member discount..........and the free passes were worth every thing i paid for 9 yrs
 
Even by 1997, the price was only $62 per point, and that was with no discounts or special offers.
 
One has to wonder what year will be the point of diminishing returns. Will people pay $100++ per point with say 15 years left before ownership reverts to Disney? What happens 10 and 5 years out from the end? Time will tell...
 
Since I am in the "waiting for ROFR" stage on a resale, I don't have access yet to the membership materials, but am curious if any of the new SSR owners can comment on any references in that material to how the program will change, if at all, during the 12 year period between 2042 and 2054... What rights are maintained by the DVC SSR owners to the "older" DVC properties during that timeframe? Being in the business of blowing things up rather than building them, I am not sure the age at which a resort hotel has to be "retired" or significantly upgraded. Just musing... I expect that if we get our BWV contract past ROFR and come to enjoy the program as so many here obviously do, we'll likely buy into SSR or the next (whatever that will be) resort DVC builds.
All that said, I think the point of diminishing returns will be at the 15 year-to-pumpkin stage for most. That's about the horizon most families will have for an even spread of kids to get them through the Disney stage.
 
Just as the early OKW members were not promised the ability to use other DVC resorts, the POS for SSR makes no promise about that ability during it's last 12 years.

The only contractual "promise" is that SSR owners will have access to that resort. (All DVC owners have "only" a contractual right to use their own resort- all other programs are subject to change - including the ability to use other DVC resorts now or in the future.)

Owners at each resort also have the ability to replace DVC as the managing entity for their resort. There are provisions for owners at every sold out resort to select another management company. Of course, that would also mean they would lose all access to MS and any other resorts affiliated with DVC unless the new management was successful in negotiating new agreements. That new management would also need to negotiate all services for the resort (maintenance, housekeeping, landscaping, transportation and any benefits). I can imagine how "easy" negotiating admission discounts, dining discounts and WDW transportation might be for an "outside" company!

Since DVC has made no suggestions about what will happen to the existing resorts after January 31, 2042 - SSR owners should NOT depend on the ability to trade to other DVC resorts (just as the early OKW owners had no ability to trade out until VB opened in 1995). If/when other resorts are added with the 2054 date, then that situation will have a different feel.

Can you believe that I was worried when I bought in 1993 that maybe the price would be going down the next year since fewer years would be left? :confused3 Shows how much I knew.

Old Key West was not originally called that. It was actually called The Disney Vacation Club. And, while the contract talked about other possible future DVC resorts and how there would be home resort advantage yada yada yada it didn't mean much. Who knew eventually there would be 5 different DVC resorts at WDW. The idea of offsite resorts was what came to mind. My concern there was that people would buy elsewhere planning to just stay at WDW. So far, everything has worked out just great! Probably one of the best ways I've spent a dime over the years!
 
We paid $51.50 per point in 1992. :) And really enjoyed those passes until the end of 1999.

I paid 66 on a resale in 2001, VWL, just glad I got in when I did!! Also paid 84 and 89 on add-ons!! but at least 196 of my points were 66.00 and only 54 were at the higher price.!! So it rounds out to about $70.00 per point, still pretty good considering todays prices!!
 
We paid $60.50 in June of 1994. Those passes were sure nice!

I'm another one that was kicking herself for not purchasing when we first toured DVC over seven years ago. At least we got our resale right before the latest round of increases and managed to get OWK for $65/pt just less than a year ago. Now I'm mad that I didn't buy more points to start with. I had no idea the prices would increase so fast. Oh well...live and learn (the hard way!).
