We popped into the Poly over our Thanksgiving trip and stopped by the DVC podium to see if they had any further info on the beginning of the sales. The CM at the podium said he didn't know, but a manager was walking by at the time and overheard our question and said, "We're aiming for mid December." I also asked if there would be a unit constructed at SSR to view, and she said no--they're attempting to go virtual. (Which, hey, I'm all for technology, but sometimes you want to actually see and touch and feel, so I hope at some point there will be a physical unit to view before the construction is complete and the price per point rises.)

I don't think the legal docs required to start selling have been filed yet, not to say that they aren't in process.

Also I read somewhere that in Florida, a certain percent of a timeshare project has to be built and ready for occupancy before sales can begin.

I also think that they will have a model room at SSR and at the Poly, 50% of DVC members don't use the internet to book their vacations. That may indicate that not everyone uses the internet and Disney wouldn't want to lose their potential business.

They do have a model room I saw it there last week. I wasn't allowed in it but our guide said that they were the poly rooms. The door was slightly ajar (like an inch ) and it took everything I had not to accidentally bump into the door! Very excited to see the end product!

I just returned and spoke to a few DVC Kiosk people. The only consistent answer I got is that they had a DVC wide meeting Dec. 10th, and that members would be the first to know.

I was told there will be a model room.

As Bill said, a certain percentage does have to be done in Florida (I think its 80) before sales can start, that is the result of some scandal in the past.

Being a poly lover, i went to walk around, and right now, I think Disney has a nerve to even have it open. The whole place is much more a construction site than a deluxe resort. I am sure it will be nice when done, but now it is horrid. I can not imagine them selling it the way it is. Plus they have a good chunck of VGF left, and can probably get in another price increase or two.

The bungalows looked nice tho!

Based on inventory, they have less than 20% of the resort left to sell or about 7 months until they sell out.

I have not seen any filing yet of the declarations which would be required before sales can begin and typically they would not start sales until about a month after that filing.

As to whether a part of the resort has to be finished in Florida before sales begin, the answer is that no part of the resort needs to be completed for sales to begin. However, as a practical matter, because of rules relating to things that need to be in the declarations, escrow requirements, and rights of purchasers to rescind, Disney will not start sales until it is reasonably certain that the resort will be completed by some definite date and knows what the finished product will actually look like.

Agreed! Very upset that new guests might be totally turned off to the Poly if they stay there now! Bungalows do look nice but IMHO, they are much too close together & have ruined the view from the shore.

I wonder if they are planning to announce a sale start date in mid-December. The DVC yearly association meeting is a week from today - what better time to show floorplans and prices.

We walked by the Polynesian Village Resort this morning and spoke to an ASA at the DVC kiosk. She was very surprised when we mentioned the rumor that the Poly sales might start in mid-December. She is also convinced that there will be a Poly model at the SSR Preview Center because the AKV model was taken down and construction was taking place in that spot.

When DVD rolled out the Villas at Grand Floridian, it received a license to sell the VGF timeshare on January 30, 2013, from the Florida Department of Business and Professional Regulation, filed the VGF Master Declaration with the Orange County Comptroller on April 1, 2013, and officially started sales on May 23, 2013.

In the Poly's case, on June 17, 2014, DVD received a license from the Florida DB&PR to sell the Polynesian Villas & Bungalows. DVD has yet to file a Master Declaration for the PVB with OCC. However, its possible that sales could commence on or slightly before the Master Declaration is recorded by OCC.

The timeshare license DVD has for PVB covers only the bungalows and the converted rooms in the Moorea (formerly Tahiti) longhouse. As it did with BLT, it will amend the license to add more timeshare units when the Pago Pago and Tokelau longhouses come on line.

By the way, there is something scheduled to be unveiled at the Polynesian within the next two weeks: The renovations in the Great Ceremonial House are suppose to be completed around mid December and a ceremony will be held once that part of the Poly work is finished.

I can't imagine that they would miss that opportunity.

Only relaying what I was told. I know not all CMs are knowledgeable, and she did preface it with "aiming…" so take that with that what you will. She was a manager of some sort since she was dressed out of costume and in more professional business attire.

I absolutely agree! We have been saying for months that if I paid full cash rate (there really are no reductions given the construction) to stay at Poly I would be soooooo pissed. I understand that if people are willing to pay then... but still, I just wish the era of "good-show" was still alive & well.

Disney Vacation Development has not yet filed the Polynesian Villas & Bungalows' master declaration with the Orange County Comptroller. However, it has already filed PVB's public offering statement, declaration of condominium, budget, deed, resort agreement, and purchase agreement with the Florida Department of Business and Professional Regulation. I don't know anything about the legal requirements that DVD has to follow when rolling out a new DVC resort, but I assume that getting licensing approval from DBPR gives DVD the right to start sales, while filing and recording the documentation with OCC is more of a formality.

It appears the original paperwork was submitted in June 2014 when DVD applied for PVB's timeshare. The license was approved on June 17, 2014. On October 31, 2014, DBPR approved minor changes to PVB's paperwork.

The filings with the Division of Business and Professional Regulation are required of all Timeshares before they can be sold in Florida regardless of where the property is located. If the timeshare involves property in Florida, then the developer must also file the declarations with the applicable county comptroller before sales can begin. In fact, until that filiing with the county comptroller, there is legally no exisitng timeshare condominium in Florida and Disney could just drop the project altogether.

Was there any news on Poly DVC today? I assume not since I have seen nothing elsewhere. I was hoping today was the day!

I have not heard anything about what may or may not have come out of the meeting they were supposed to have on 12/10. I actually called member services on 12/10 in the morning, and the recording did say they would be closing at 2 for training. Maybe it has nothing to do with DVC news. I do now know. I just someone a a park Kiosk said it was a DVC wide meeting.

However, I have no "inside contacts" or anything, so outside of what I read here, I have no way of finding out.

They will be on sale soon but not in December.
