So does anyone know what the rumors are? Someone on this board suggests that people should not buy resale until this date and won't say why. Is this bs or what could it be?

I would think if rules were going to change, then the recommendation should be to hurry up and buy before Jan 1. Without more specifics, though, I guess it's hard to know. We've got 2 direct-from-Disney and 2 resale contracts, so we won't be buying any more points (although DH still emails me on the good deals in hopes I'll relent and buy more).

In no meaningful order.....

Effective January 1st, 2011 or sooner....Resale Contract/Owner changes:

This document was approved by Disney's President a couple of months ago and sent to the board for final approval. It has not yet been released to the mere worker bees.....

Possible changes:
A) $1,000.00 DVC 'membership' fee to register your account after closing.

B) Restrict Resale points to DVC use only, no RCI, DCL, ABD.

C) Resale points only good at Home Resort.

D) Resort points only good at 7 months, no home resort advantage!
Remember, read your POS, Disney can at anytime modify the terms of Home Resort Advantage, they have done this in the past with Holiday Lotteries!

E) Prior resales may *NOT* be grandfathered in.

Well, I bet you are on the right track, but hopefully they will let us use points at other Dvc resorts because we have a trip already reserved in may. So if they do that I would think it would have to be effective at some future date past 11 months to avoid canceling peoples reservations. Could they charge $1000 fee if you bought resale a while ago or is this future resales?

I personally hope that if any of these changes are made, Disney grandfathers the contracts of existing members. My contracts are both direct Disney purchases, but I'd feel pretty badly for members who bought resale contracts. Some of these rumored changes would significantly impact the value of their ownership.

This rumor seems to be gaining traction. How likely would it be for an announcement to be made after the December meeting? When do " enhancements" typically happen?

I have a hard time believing any of that. Can't book at your home resort until 7 mos. and can't book outside your home resort? This devalues DVC overall and makes it less attractive to purchase even from Disney.

I know I can't sell it, so why would I buy it at a premium price? We don't have resale contracts, but I still don't see it. Guess we'll find out soon enough.

I think at this point it would almost be impossible to close on a contract before January 1, whether you are the buyer or seller. Waiting for ROFR and then the holidays will make it extremely difficult IMHO.

Our contracts have been purchased direct from Disney. I believe these changes dramatically devalue DVC for all current owners. We'll have to wait and see, but nothing would surprise me.
