Issue with DVC Owners...

I have a question for every single DVC owner that are renting points!!!:rolleyes1 Can someone please explain to me why have we been slowly lowering our asking price to the people who are interested in renting from us? Lately I have seen Owners lowering there renting price to $10 and as low as $8 is getting me :furious: ---I use to think $12 was a bargain compared to what you would pay if booking Disney!!! I wonder have we forgotten that we still have yearly dues to pay every year which are about $4-$5 a point which leaves us with a not so healthy profit considering you are pretty much giving up your vacation :confused: a vacation that would leave you in :cloud9: the same cloud the renters want to experience but without having a comitment to pay a lumpsum payment and have yearly dues!
Am I the only one that is :confused: :scared1: :headache: and that is (confused, shocked and upset) at all of this! At $12 per point which is still a bargain renters are receiving top notch reservations that comes with the ability of having a larger space for there family and not simply a room with 2 beds, a kitchenette if its a studio or full kitchen with individual bedrooms large bathrooms, free online service, the ability of adding the dinning plan without booking a package or buying into a very eexpensive annual plan and best of all the same treatment of being an actual owner as if it was your home!
Lets also not forget the time and energy that it takes to do book for others just thinking about it gives me a :headache:
And last but not lease did we forget that our dollar is not that strong so if you have someone from Europe or Canada lets say and you rent for $8 they are getting it at a super deal its like if they paid $6 or less per point, now that is a bargain----is it only me and if so can someone then :teacher: me how to understand the logic of renting at such a bargain price!!!:idea: :worship:
 
People can rent for as little as they please, IMHO. Some people just might want to get it done quickly, so they lower their price. Too bad if you don't like it. DVC was not intended to be a property that owners rented out anyway.

That said, I have never rented out mine. Seems like too much of a hassle, and we only have 200 points anyway.
 
Heck, if you bought DVC to rent and make a hefty profit, than you must accept the market forces that set the price...

If I had 200 points I could not use (for whatever reason) and decided to rent them for $10/pt.......$2000.
MF's for those points for a year, depending on resort, would be around....oh lets use $5......$1000.
Thats a difference of +$1000 that year.
Doesnt seem like an undercut to me:confused3

ETA...Mind you it is a good deal for the renter, but renting is BASICLY for trying to get something out of your unused points, ressies, etc., and is not supposed to be used for an income, or profit.

but who is really setting the price?
listen I don't believe people buy with the intention of renting but there comes a time that you may have to and just because you would have to does it now mean you give it out for at such a price, so why not just give it for free then.
how about Disney just noy allowing anyone to trade or sell their points since if you really think about they are the true loosers in this!!! I Have never rented mine I was going to try it today for the first time and decided not to it, not because I didnt find any buyers that would atleast pay my fair price but because I felt it wasnt worth my energy I rather let them expire than allowing anyone take advantage of me---since the risk of not recieving payment or someone wrecking the room is not worth $$$
 
$8-$10 is better than $0 if you are going to lose points that you can not use. Also realize that buyers are not willing to pay top dollar because they are assuming risk when they pay a member because they are doing business with an individual and not DISNEY.
 
Sorry if this topic--striked a nerve specially to the person who place the first reply. I guess even if this is a board (forum) some views apparently cant be posted!!! Here is my view. if I owned a timeshare and I couldn't use the points and my attitude was that I would rather let the points expire than have someone take advantage of me, then I would be seriously considering why I was willing to pay membership dues each year on a product I was not using and that was causing me so much unhappiness.

There are so many ways to use up DVC points that I could never see a time when my family couldn't think of something to do with them - even if we gave them away to friends or made a reservation for a DIS friend - rather than see them go to waste. It would never occur to me to make the amount of money I could get by renting them the most important part of my ownership.

I think we must be very far apart on how we view DVC, how we use it, and what benefit we feel it gives us.

Actually, that would be one of my fears -- that the person who rented from me would somehow cause a problem with the room and I would get stuck with the cost. I wouldn't blame Disney for expecting me to be the responsible person if it were, indeed, my points that I rented.

That is why I think it's best to transfer points. That way they are no longer mine, they are someone else's. (Though I never transfer out -- I'm always looking to get someone else to transfer in to me.) :)

I not unhappy with my membership This is just me looking from the sidelines and not agreeing with what is going on, that is all
I can assure you that my dues are not going to waist just take a look at this
below are the amount of times I travel to Disney World and I will be there for the May 2-6 for the Minnie Marathon and Expo
Below are 1 exact year of Disney flight activitys!!!! So much so that it has earn me 2 free flights with Jetblue just for the flights on 2007 Im projected to earn 2 more for 2008

I am relatively new to DVC, but I can't ever see me having enough points where I could not use or bank them. I am not judging anyone who rents their points. I imagine that it does help some members pay their dues, but I do believe that the owners set the price. At $8 per point, a renter could get a 1 br at OKW in magic season for $1774 for a week. a little over $250 per night. You can't get a regular room at a deluxe for that. And we all know how large a 1 br is at OKW.

Also the only reason why I even considered to sell some of my points today was only because I am taking a disney cruise in September 31-Oct 2 and when I call member svc they wanted a arm and a leg for the trade of points. So I figure if I sold them would be better of with about 200 points can pay for it rather then almost 3 times that amount but then I was thinking about if something went wrong with the transaction person not paying or wrecking room would that $11 a point mean anything then? Not really so decided not to do it! Will just let it be
 
Maybe during the course of days or weeks with reading all replys may change my mind and go for it, and just accept anything who knows!!, lol

Good point, but disney also is asking for more than double per night now

Don't forget the cost of the points purchase, and if financed, the interest paid. Most DVCers won't keep their points for 50 years, even though they think they will. What will the resale market be like in 10 years? Right now the prices have dropped several dollars as compared to a year ago. You need to factor in your possible losses.

You would not even begin to believe some of the folks--I had this lady that asking me to sell her points for $9 and wanted OKW since its where I own
She asked for grand villa now based on Disney Reserv. website in July very high season at my price $11 she would be saving more than $1000 but that is not enough she wants $9 but wait it doesnt end there while we replyed to each other it sliped that she was charging people in her party $380 per person for the week now it was a party of (10) don't ask me how comfy they're gonna be but that was and is her intention i know the villa is big but I cant even imagine so many people with me but that not my problem to each its own, lol. So not only is she saving at $11 and making a profit since she is charging the people in her party so much buut she wants to rip me off asking for $9 a point :eek:
Thats when I got nervous and said all these people I dont even know if there family, friends of hers or what!!---if they do something bad Im responsible you know, so I said no!!!
And when I said no she then was willing to pay the $11 I stood firm and responded points no longer for rent!! Not worth it---Goes to show that we are indeed in control cause the minute i was walking away she was willing to pay--perhaps that is what the renters must be---Firm with the asking price!!!

I thought I'd add in my 2 cents as a Florida resident, and AP holder, who could get a discounted room with daily maid service for a reasonable rate, albeit a higher rate than renting points.
I see the rental process as risky. Risky, to me, carries a certain dollar value. It can be a great deal, however, at $10 per point. For some reason, $10 per point just seems to be the magic number for me. It gives me the peace of mind/impression that the owner honestly coudn't use their points, and is trying to pass on a deal to a fellow WDW lover that works in favor of both parties. That is, opposed to someone who bought into DVC solely for the reason to rent out points as a business. (That kind of person strikes me as a used car salesman type...)
Just this year I have found the nerve to rent points from two separate sellers. Although I have not yet taken the vacations, I feel so comfortable with both ladies. Both rented to me at $10 per point, and both were long time Dis posters. Knock on wood, but I am as comfortable with my rented points as if I had reserved with Disney. Communication has been wonderful, and I am very grateful to them both. I assure you that the rooms we occupy will be treated like the homes of friends.
