Is Vero Beach sold out?

I really want to buy into DVC when I graduate from college in June. I think that BCV will be sold out by then...how about Vero Beach? Or, should I just wait until SSR begins selling?
 
As far as I know, VB is not yet sold out. I doubt either VB or BCV will sell out completely before June.

Don't buy VB if you mostly want to stay on site.

Congrats on your June graduation!
 
My wife and I were down there in January for our honeymoon and we were going to buy. I didn't think that we'd get approved. Although he looked reluctant to agree with me, my guide said that waiting until June when my monthly income will double is a good option.

My guide called me around the first weekend in Feb. and asked how I was doing...I told him that I had my heart set on buying in June. We even managed to "borrow" points from my boss in order to stay at BWV so we can just walk down to the office and sign the papers.

I am just really concerned that both resorts (VB and BCV) will sell out by the time we get down there. My may just have to do it over the phone....

Upon consideration, I think that VB is a good option for us...we enjoy quiet atmospheres. As a reault, we try to avoid going to WDW in "peak" seasons. We're only going in June to do DVC...plus, it's my graduation and my wife's birthday. Otherwise, we would normally go in Jan. - Feb. or in early Sept.
 
We didn't think we would get approved and we did.....and at the time we couldn't get approved for a car or even furniture! LOL!!!!!
We had to put more down, but it was worth it!

Good luck....and we are VB owners and LOVE it there!

From what I've seen, heard, experienced...DVC is pretty open when it comes to credit history but they won't approve everyone.

DVC info does not go on your credit report so it will not add to any debt you may already have. We thought it did go on because we were never told otherwise and called our guide to cancel because we were buying a new car and refinancing our home and did not want our debt to income ratio to look weird because of a $14,000 dvc debt. They do put it on your credit report if you are deliquent.

There is nothing wrong with handling the transaction over the phone.

Only buy VB if that is what you truly want for your home resort. WE LOVE VB and wouldn't have done it any other way. We are in the minority and love to stay at VB more than WDW. Buy BCV if most of your stays will be in Orlando.

I've heard that BCV is selling fast and I have also heard that it won't sell out by June. I don't know which statement is true.

If you are worried, call a guide and talk with him/her. Maybe it won't make a difference if you join now or in June. Do you know for sure that your income will double in June?

Would you join now if they approved you? Just ask yourself these questions. If you wait 'till SSR starts selling the price will be higher per pt. than it is now.

They are also running a Magical Beginnings special now on VB and BCV, I think.

Do what feels right to you. If now isn't the right time you will know that in your heart.
 
Just wanted to add.. it seems like most people who don't think they are going to get approved actually do get approved.

We weren't too worried but we had some student loan balances that we thought would disqualify us.

Our guide basically said if we have a timely payment history then we're in. He said the worst that could happen would be that we would be asked to put more $ down and that didn't happen.
 
If financing is the issue and you want Vero Beach, then buy from DVC, but if you don't need financing or have other means to finance it, I would do a resale, based on whats still for sale at the Timeshare Store website, looks like you may still be able to get some pretty good deals with Vero Beach.
 
They have a good deal for future DVC members right now. You could check out VB at a pretty good rate. I think you can stay in a studio for $149/nt and an inn ocean view room for $179/nt.

My guide told me that he doens't *think* that BCV will sell out by June...but...nobody can know for sure. I'll just keep my fingers crossed and keep calling him.

I would do it now if I would get approved.

I am going to be commissioned as an officer in the US Army when I graduate in June, so my income combined with my wife's will be about 180% of what it is now.

BTW...my guide thought that I would have been approved in January, but I wasn't sure. I also didn't know that they don't report the DVC financing on your credit report.

Again...I'll just keep calling my guide up and if it looks like they are going to sell out...then I'll go for it!

I think the DVC guides are good indicators as far as financing goes. If they say you'll probably be approved, then I think they're probably right.

Junes isn't that far away so I wouldn't worry too much.

Is your guide going to call you if it looks like they are close to selling out?

When you say you are going to be commissioned as an officer, what does that mean? I know what an officer is (my dad was one in the army MANY years ago :D) but does that mean you will have to move, go overseas? Just curious. Do you get to pick where you want to serve?
 
I believe you can get yourself preapproved w/o having to go through signing all the paperwork for purchasing. If the approval is what has you worried, maybe that is a route you could go to clear that uncertainty up. It wouldn't hurt :) Call your guide and ask.
 
They have at this time the $10.00 buy back at the bcv.I have never heard of anyone from new jersey being turned down.I would just get the dvc going now! I have two home resorts and they had the paper work done before you could spell your name.That's just a joke ha... ha... but they have nothing to lose when they hold the note.

A commission is a document that is signed by the President of the United States that approves an individual to serve as an officer in the military. The lowest rank of commissioned officers is a 2nd Lieutenant (or an Ensign in the Navy / Coast Guard) and the highest rank is a five-star General / Admiral.

When I graduate from Drexel (14 JUNE 03 - CAN'T WAIT!), I will have met all of the requirements for commissioning as a 2nd Lieutenant in the US Army through the ROTC program.

I was assigned as an Ordnance officer (maintenance & logistics), and I will go to school for that for about six months at Aberdeen Proving Ground, MD. From there, I will be assigned to a Maintenance or Ammunition Company. You can request your assignment, and I requested a post at Fort Lewis (near Tacoma, WA). However, if the Army has needs (IE - Iraq, Korea, Afghanistan)...then my assignment request takes a back seat.

The cool thing about the military, from a "vacationing standpoint" at least, is that everyone regardless of rank or time in service gets 30 days paid leave per year. From what I understand, you can forward upto 2 years' worth of unused leave (60 days) to the next year. So, at any given point, you can potentailly have 90 days paid leave. Of course, if you are deployed to a crisis situation (IE - "Enduring Freedom") or if your unit is conduting a training exercise, you cannot use your leave time.

My Dad served at APG back in the 50's! That's where he met & married my Mom - she was from Havre de Grace. They took us through there back in October, 2000 - we really enjoyed the Ordinance Museum!!

For military leave after 60 days you lose it. Also if you take a Friday and Monday, that's 4 days of leave officially though some people can sneak around it. It is not uncommon to have leave you will lose and still be told you can't take leave, you do not have control and they will not pay you for it unless you're leaving the service. You do get all the federal holidays but like any job, you might be the lucky one that gets to work some of them.

I'd look at resale even if you have to wait a couple of years. Just save your money in the mean time. Do not buy VB if your goal is to stay at WDW. BCV should still be around in June but all use years may not be available. WLV may also have some availability in June. For financing a rsale there are less options but there is one company that will do it. You should also check with the credit union where you end up being stationed, they many times have great rates.
 
Based on DVC's own reports about sales, there is no way BCV will sell out by June unless there is a big surge in sales. The data they have given are that it was 40% sold on opening day July 1, 2002, and 70% sold on Feb 1. Since it sold 30% in 7 months, it should be good for another 7 months, i.e. Sept 1. Of course it may sell out earlier (or later) but it would take quite a rush to kill it off by June.

There have been some reports of certain use years being sold out or nearly so, in particular August and September. That's not a big issue unless you had your heart set on one of those.

I don't have any figures on Vero Beach but my gut feeling is that you're very safe there also.

True...like any job...

The availability of leave depends on your assignment. If you are assigned to the 82nd Abn. or the 1st Cav., then your time is pretty much tied up. However, if you are assigned to a TDA unit or to non-branch duty (recruiting, ROTC), then leave is very liberal and easy to come by.
