I almost sold two contracts for $78 each. They passed ROFR, but the buyer backed out when they heard about the new $86 a point deal. I didn't know about the new deal until yesterday, and I never thought to ask them for a deposit. So I wasted almost a month.
Now, I am wondering if I will have to sell for much less to tempt buyers because of the new Disney deal. But, what price per point for the resorts that are not the off property ones, or okw (which seem to go through for less) would be tempting enough to buyers and also pass ROFR. I was thinking $74. Does anyone know of any deals that have gone through at that price?
I noticed that when the price was $101 per point, some deals were going through for $79, which is $22 less. But, I don't think $22 less than $86 is going to pass, and i wouldn't sell that low anyway.
Considering the new referal price, how much less do you think resales will go for and still pass rofr? Also, does anyone know how much a sensible deposit is to ask, to avoid buyers backing out?
