Is Oct UY uncommon?

We have 4 contracts at 3 resorts ... all Oct UY. I've been looking at the resale listings to get a feel for the resale market because we are considering selling 1 of the contracts, and it seems that an Oct UY is not very common. Why do you think that is ????

Also, do you think fairly small (100 pt) contracts sell easier than larger contracts ? They are for AKV and BCV.

Actually October is a good use year month, especially for those who want to vacation during the holiday seasons. October has F&W for example, November has Thanksgiving, December has Christmas, and the 1st two weeks are Adventure season.

Maybe you're not seeing many resales because October is popular and people don't want to sell theirs.

Selling a 100 point contract is almost ideal. When the closing costs are made, they're divided by 100 points so it doesn't add much to the per point purchase cost for the buyer. OTOH, a small contract, like 30 points, could result in closing costs of $10/point, or more.

The biggest factor as to selling price is probably how many points are available, including current, banked, or borrowed.
 
October is one of our Use Years. We have October, June and August. :)
 

I have October as well. It's great for us; we almost always go in October. :thumbsup2
 
I am in the process of selling my Oct UY contract and there were actually a few for sale the week I put it up. It was a small contract and it sold quickly.

I would anticipate that your BCV contract would be very attractive to buyers. I am not sure about AKV since the incentives through Disney are pretty decent right now.

As far as I know, DVC sells all use years in equal amounts. I think it's just coincidence that one or another happens to show up frequently on resales at one time. I have April.
 
We are in ROFR selling two contracts (65 pts. at BC, 50 at WL) with October use year. We listed with the Timeshare Store and sold within 24 hours. So I'd say October is a good month, both to buy and sell.....
 
We have October and love it because of travel during Thanksgiving (in case we ever needed to change and have time to bank points).

definitely a great UY if you like to visit in november and december.

not to mention that july, august and september can be wretchedly hot - very unlikely that i would ever book a reservation during those months...so less concern of having issues after the banking window closes...
 
We don't know how DVC breaks it down or IF they sell the 8 UY's equally or unequally. While Oct can be good for some, it's bad for others. While UY can be an important issue, UY itself will no affect resale price. Most people don't know enough to worry about UY when they buy initially.
