Is my math on a direct add-on with the various incentives/discounts correct?

Looking at PVB. We were thinking of more points, but because of discounts the 100 point add-on seems pretty good.
PVB base price of $235/pt.
100 points = $7/pt discount bringing it to $228/pt.
If we were younger and not concerned with selling in 10-15 years, Riviera would be an even better deal with $9/pt for 100 points.

Puts the base total $22,800
Subtract AP discount of $1000 = $21,800
Buy DVC Gold for $50, but stack on $500 discount = $21,350

Can member buyback be used for 100 point purchase? We have a Sept UY, so MB really doesn't impact us in May/June.
If so, isn't that $20/pt (so $2000) discount bringing it to $19,350.

That's $193.50/pt before closing costs, etc.

Magical Beginnings $20*150 = $3000, so now it's $30,900
Subtract AP discount of $1000 = $29,900
Buy DVC Gold for $50, but stack on $500 discount = $29,450

$29,450/150 = $196.33/pt (before closing costs, etc).

Still seems pretty good compared to resale right now. Most resale is stripped anyway. Points would not be restricted in any way for us and if something happens where we need to sell, the resale buyers have access to O14 resorts.

I need to go relook at some old posts but Im pretty sure it's either the AP discount or the D23 but not both. I remember thinking damn $500 extra really makes or breaks this deal of for me (prior to actually visiting Poly)

This looks accurate to me! I was crunching the same numbers and came to 196, but I already have the D23 Gold. This is why PVB resale is a hard sell for me right now. It's within ~$20 of all the resale PVB I see for certain UYs. 3k is nothing to laugh at, but flexibility in contract sizes, points loading immediately, and welcome home booking assistance + flexibility to use at all resorts is well worth it to me personally.

Based on your other thread where less PVB deeds have been recorded I think I am waiting until July. You could always make the offer before the current deal ends and rescind or rewrite if it gets better for the next promo with a Sept UY. It would also save another six weeks in dues 🤣

When you add paying by credit card direct is a no brainer for Poly

I did a quick finish of deeds for the month (last couple days are not proofed). Poly came in a few thousand lower than April, so it’s the slowest month for county data. Similar number of deeds though. Not sure if things changed more recently though. The lagging nature of deeds on the county website means at least half (probably more) of the deeds really reflect April when markets were down.

I think they made up for some of the slowness in these two resorts with SSR and others though. Total deeds wasn’t too far off.

The V.I.PASSHOLDER page says the 1k is good until 7/14/25 so it expires the same time as the current round of DVC promotions.

I wouldn't blame you for trying to flip it. People are still buying PVB resale. Same thing happened with VGF during the fire sale.

When I spoke with my guide he was very willing to sell me more VGF when I was throwing out potential ideas so I guess they're fine selling the other resorts to make up for active resorts. I ultimately told him I am waiting until the next round of incentives to decide on PVB based on my UY.
 
Hmm. Now, you've got me thinking about Poly again! I wish I didn't hate the point chart for the island tower so much. It just feels like you need so many points to make it worth it to own at Poly. I feel like I couldn't really get by with less than 200 points since I like 1 BRs for our stays. But, I just double checked your math, and it looks good to me. Although I am currently much more focused on a BLT purchase, if I thought Poly was the resort I wanted, I think I'd definitely go for a direct contract over resale. Looks like there are a lot of resale listings right now going as high as $185 pp - that just seems crazy to me. For about $10 more pp, you have no restrictions whatsoever, and if you go for at least 150 points, you get all the direct member benefits.

If you love Poly and are comparing Poly resale to Poly direct then direct makes much more sense. Buying Poly to stay at BLT doesnt make as much sense though, although you do get more years with Poly just not that many. I cant remember if you already have a blue card or not, if so then Poly makes even less sense to stay at BLT.

I do have have my blue card! (300 direct points at Riviera) So, I'm with you. If I want BLT, resale BLT is much better than going with direct Poly points. We toured PIT before buying our Riviera points and, although the tower itself is lovely, I worry about the overall feel of the Poly resort for our family - seems like it can be crowded, busy, and hopping most of the time. BLT seems like it might be a better fit (and the resale per point price is cheaper and the points chart is easier, and it is walking distance to MK). So, I'm still more focused on BLT for now.

It's really hard, especially BLT with an April and Oct UY since those UYs are scarce. If the contract isn't fully loaded you can add $20 per point (magical beginnings) and you see how inflated the resale price gets compared to an active resort with incentives. Plus you're paying less dues direct with Disney since it's prorated and you can use discounted GCs.

Playing devils advocate, but booking an "affordable" one bedroom at PVB IT will probably be much harder than BLT. Both resort views in BLT and PVB IT will fill up in the 7-11 month window. If you got PVB points you have a very high chance of switching to BLT preferred view if you truly want BLT. There's 101 of just that category (total for BLT is 147) and PVB IT only has 74 one-bedrooms. Both have two full bathrooms, but BLT has larger living spaces. PVB IT has nicer bathrooms. Dues are basically identical. Plus the direct points can still be used at RIV which I know you really like. It's tempting!

Alright, I really need to think about this. If BLT preferred view is what I really like (we'd probably be ok with anything, but I could see enjoying at least preferred view at BLT), we already own and love Riviera, maybe PIT direct points could make more sense than BLT resale points.

Going to need to have our guide give us a tour and offer on Poly direct points during our 7/12-7/19 trip before the current incentives expire and we go into the new incentive period so I can see whether the incentives get better or worse.

They have a blue card, but if they ever need more than 300 at RIV then Poly would also make sense. But its the only 6 extra years that gets me on the price spread of BLT and Poly direct if points are for BLT, if they can get BLT resale loaded sub 115

As @PolyRob stated it will be much easier to grab lake now preferred view at BLT.
Unless you really wanted a MK resort I would actually add on to your RIV 300 points. This way when your family grows it would be much easier to book the larger accommodations there then to try and do a split stay. When you don't want to stay at RIV or just want to save some points 7 month over to BLT.
