Is lack of a hot tub a deal breaker for a ski/mountain rental?

We are looking at an investment property in a mountain town near many ski resorts, most, but not all, have access to a hot tub. For those of you who rent AirBnb or VRBO, would the lack of a hot tub be a dealbreaker in a ski town for you?
 
It would be for me because I absolutely LOVE hot tubs. That’s just about my favorite vacations activity. However many people don’t like them at all, so I’m sure you’d still find plenty of people to rent from you.
 

No idea if it makes any difference in renting. However, if you are going to own a rental property with a pool or hot tub, would look into how the insurance would work. What if a renter gets injured/drowns in the pool/hot tub? What are the added costs to maintain/clean it and who is going to do that? Pools/hot tubs require frequent cleaning and various chemicals added, so if you don't live nearby, you will have to hire a service to do that. There are several recent threads you might search for discussing pros/cons of owning a rental property. Will your 'investment' yield an actual return or will you simply breakeven? How much of your time will you have to spend 'managing' this rental property?

I wouldn't consider renting your unit as long as there were any other options that did have a hot tub. I'd take a less nice/fancy place over a more luxurious one if need be. It's a feature we really, really look forward to on vacation, no matter where we're going.
 
I always rent a place with a hot tub when we book a ski weekend. I don’t personally use them, but my adult kids do.
 
No but we have one at home so not a big deal when we travel.
 
On a ski vacation a hot tub is a must for all of the sore muscles.

I do not get in one on any other type of vacation.
 
Rented maybe 5-7 houses for ski trips over the last 3 years. None have had hot tubs. So for me, not a deal breaker.
 
Not important to us, but we are lookin at buying a pace in Breckenridge to use or rent. The resort has multiple hot tip us and indoor and outd die pools which I believe make the easier to rent.
 
Last spring my BIL and SIL just purchased a house outside of Breckenridge that has a hot tub. They do not use it as a rental. They have found that keeping it heated in the cold weather is outrageously expensive. It has more than doubled their electric bill.

If I were purchasing something near a ski town, I would highly consider a townhouse/condo purchase instead of a home. Mainly due to upkeep of the building, but also so I wouldn't have to deal with a pool or hot tub.

Agreed. I would install or have the complex install one if it didn't exist.
