Irrational DVC Resale Pricing???

I had a hard time finding how the OP mentioned that you should "add back in" about $14 to get a more accurate resale final buy in?? That one took me for a good spin for sure!
People post all sorts of things on these boards. You just have to look at the assumptions they make and then evaluate the accuracy of their claims. Some make sense, some don't.
 
Going to a "home resort only" rule might have the exact opposite affect. Some members may have bought into the DVC because they wanted to stay at different resorts. If that option is removed, then some members may try to sell their DVC.
Exactly, we want the variety of staying at all the different resorts, don't want to stay at the same please year after year. I understand that Disney reserves the right to make such a policy change, but regardless, I'd be shocked if Disney actually invoked this. If they did, we'd probably look to sell.

Yes, with the exception of your first partial year of ownership. If you buy a contract (direct) with a 8/1 use year, you will pay pro-rated dues for the last 5 months of the year.

Yes, but when you get new points during the calendar year, you will be pay dues on those points from the time you add them on until the end of the year.

However, if you don't add them on until a new calendar year, then you would only owe dues for the new calendar year as you didn't own them prior.

For example, we have a June UY. If I add on points now, they would be 2010 UY points. I will pay 2010 MF's on those extra points since I am buying them during the 2010 calendar year and would be required to pay about 4 1/2 months worth of dues.

However, if I wait and add on those points in January 2011, (which would still be the same 2010 points), then I would only owe dues for these points starting in 2011 since I didn't own them during the 2010 calendar year.

That's correct. The difference to the buyer depends on whether you are buying direct or via resale.

In resale, the dues are already paid usually, and they are just considered a deal-sweetener. Few sellers expect the buyer to reimburse a pro-rata share of the dues.

Disney does pro-rate any current calendar-year dues.
 
With some exceptions, I believe that most people aren't stupid. If they are doing something different than you would do, it's not because you are so much smarter than them. It's that they value things differently than you do.

If you build a fancy model to determine the absolute best way to buy DVC, and people aren't doing what your model tells then... My money is on the model being flawed, not the people.
 
That is simply not true. BLT is one of the medium-sized resorts, about the same size as BWV. I don't have the exact figures, but I think it is the 4th or 5th largest. Certainly NOT small.

The only really small resorts at WDW are VWL and BCV. All of the other WDW resorts are pretty bookable at 7 months, except for peak periods.

Wow my home is small when you lay it out like that! I would have loved to have bought resale if it was an option, but the resale prices at my home were (still are) higher than the $95/pp I paid direct from DVD. I really didn't want to chance buying in WDW and trying to book VGC at 7!

I'm already looking to add on something at WDW though... Jim really makes a good case for resale, even if at SSR! Hey if I can buy 200 points at SSR and save $9000, that's like 9 years of free maintenance fees! :woohoo:
