The new Saratoga Springs resort is apparently being patterned after the Beach Club/Beach Villas approach.
Major grotto pool, water transportation, and a mix of DVC and non-DVC accomadations. Here's the kicker though, originally it was going to be all DVC but two problems popped up:
1. The treehouse villas are now in a "protected" natural area so if they are tore down, then nothing new can be built. They can only be "renovated" down to their framing. Thus, even if DVC choose to renovate them, they would still have to be treehouses. As you can imagine, treehouses don't really fit with the saratoga springs theme. So, the idea now is to make the treehouses their own mini-resort--a highend adventure resort kind of like that island bungalow resort I threw out awhile back (you didn't really think I thought up all that myself, did you ?)
2. Apparently, all the DI buildings are old enough that their wind rating is only in the 60s or 70s. DVC has to have 100+ wind ratings for regulatory and insurance reasons. Thus, any building primarily used for lodging must either be tore down (which DVC is doing on the lake) and rebuilt with the proper wind rating or left as is and simply rethemed or turned into non-lodging facilites (picture a community hall, etc.)
