Can anyone tell me what the current incentives are to purchase into DVC?

Last month it was $10 off per point. I was wondering what they are now offering.

The incentive is now $8 per point for new purchases, and I believe they have Sept 2005 or later Use years available.
The minimum from DVC is still 150 points for new contracts.

Howdy stranger!! Your ticker says 2 months and 2 weeks until your next visit. Are you going to be there when we are? We will be at BCV 6/2-6/11.....

The price is $95 per point minus the $8 per point discount or $87.
If you want a set of points prior to your Use Year, you can forfeit the $8 discount and take the developer's points. You get 100 DP's for a 150 point contract.

Is this $8 pp off plus no maintence fees for 2005? Or is that for current members only?

Yesterday when I called, (new to all of this), I was told it was $8 off and no maintenance until 2006.
 
I was going to do this, but now I'm not so sure what to do!! My UY is Sept so they will only pay for 4mos dues which doesn't seem like much. Those with an earlier UY seem to be getting the best deal.

If I take the 04 UY will they still only pay for 4mos dues?? or maybe nothing?

What to do, what to do????????????????? :confused3
 
I was told $8 off plus five months off 05 maintenance points, NOT the whole year. If all 05 maintenance dues were free, then it would be a better deal than the $10 off per point that was offered previously. Which it isn't, but not by much.

For us, with an Aug UY (which is available with new offer), we would get "free" dues for 5 months (Aug-Dec), or another $239.75 for our 150 pts.

Here's my math- Annual dues on 150 pts at SS=$573
Divide that by 12 months=$47.75/month
Multiply that by the 5 months we'd get free=$238.75
Divide that by the number of points (150)=$1.59/point
Add that to the $8 discount=$9.59/pt off
WHEW!

Clear as mud?
 
But, if I take the 04 points than I pay $90 per point as opposed to the $87 and I will pay for all of 05 dues so if I calculate it right it's going to cost me around $840 or more depending on the cost of the dues.

They are paying for the dues whenever your UY begins so those of us with a later UY are only getting less of a incentative to buy. I'm only saving around $150 for the dues based on 120 pts.

I realize that I could rent the points and make a little off the points. I've been thinking that maybe a resale is a better deal?? Anybody doing that instead? The deciding factor I guess is the 100 bonus pts. which is nice. :cool1:

The new purchase option is -$8 or you can opt to take the developer points instead of the -$8 off.

I would check with your guide again. The 2005 dues should be paid whether you get 2004 points or not.

Dues are calculated annually not by UY so technically the dues you pay in 2006 will pay for your 2006 allotment not your 2005.
 
I was told the same thing as Dismem was told - if you get a 2004 use year - then only 2004 dues are paid up until the 2005 use year begins - for me - I have an April Use year so I don't get any dues paid this year at all by DVC. I get (120) 2004 points (which really do me no good with 2 weeks to book and stay). I was told I pay the 2005 dues since it is starting new in April - very confusing - how do we find out what the real scoop is?

Any DVC direct contract purchased now that has points from 2004 will have dues ONLY for 2005- regardless of Use Year. (In some SSR sales, there may be no dues based on the incentive offered - bu t I don't think those will get any 2004 points).

Purchases made thru DVC will have current dues prorated from the time of purchase- regardless of the Use Year. In the case of yet-to-be-opened SSR buildings, dues probably will be prorated from date of opening if the closing is earlier.

Since dues are all based on calendar years, there is often some confusion about what is actually owed. Any direct purchase thru DVC will have no dues for prior Use Years (2004) and will be prorated for the current Use Year. (If you purchase on July 1, you will owe only 6 months of maintenance fees (dues) even though you will have full use of all 2005 points.
 
Still hearing conflicting stories. Some are being told no dues til 06 regardless of whether you take 04 or 05 points. My UY is Sept, but I will sign the papers by the end of the month or so. Does that mean I will owe 05 dues from say Apr thru Dec or Spet thru Dec??

My guide told me about the deal, but never even mentioned that I could do 04 points. Than I started to read on the boards what everyone else was getting. I have the paperwork that states they will pay the dues for 05 and my unit is not available until Aug so I can't use the points until then.

When I asked my guide she said I would owe the dues for 04 and 05 which seems to contrary to what others are being told. I want the best deal so I guess we need for someone to actually get their paperwork that are adding 04 points. :confused3 :confused3
