I'm so confused. In the FAQ on this site it says that each point costs 84$. Why are people on this board selling them for as low as 10$ a point?

I'm really interrested in this program, but unfortunately I know absolutely NOTHING and it all seems very complicated...where is the DVC for dummies?
 
sonicblaze, don't worry ;) , it is a bit confusing 'cause lots of people use the wording "points for sale" or the word "sell" on these boards.... which isn't actually the case.

this board isn't actually a place for people to sell their points.
it's a board for people to rent their points (hence the title DVC Rent/Trade Board), which is a very different thing from selling points.

so, yes Disney's price if you want to BUY points to become a DVC Member is $84/pt.

the avg. going rate if you want to RENT points from a DVC Owner is $10/pt.

When you join you purchase points for $84 each. They are then yours for the next 39 years, and you receive a new allotment each year to use. You only pay the annual maintenance fees that average about $4.00/point.

When people rent points they get to use the points for 1-time only.

For example, you purchase 150 points for $12,600 and pay $4.00 point annually for the next 39 years which is $23,400 so your total investment for 39 years is $36,000.

Over that timeframe you had the use of 5850 points. (150 x 39)

If you rent points at $10 each, 150 points would be $1,500. Do that for 39 years and your total cost is $58,500.
 
Okay. So if I buy 200 points to start, it would cost me $16,800.

Is this a one time charge? If I recieve a new allotement of points each year do I have to pay 16,800$ every year? Or is there just that one charge and then every year for the next 39 years, I get 200 points but I only pay the 4.00$ maintenace fee every year...

That is correct, the $84/point is a one time purchase price. After that you get your points replenished every year (how ever many your purchased) until 2042. The only costs you are responsible for after the initial purchase price is the annual maintinance fees/property taxes, which are about $4/point (varies depending on what home resort you have bought into).
 
Is there anywhere that the various hotel maintenance fee's are listed at?

And secondly, when your purchase your initial points do you have to pay it off immediately or is there financing... I'm assuming you have to pay immediately...

Annual dues for 2003 at each resort are as follows:

Old Key West - $3.49
Hilton Head - $3.69
Beach Club Villas - $3.97
Wilderness Lodge - $4.05
Boardwalk Villas - $4.10
Vero Beach - $4.37
 
Financing is available thru Disney for direct purchases and it is also available thru some of the resale brokers.

Many have found it best to use a Home Equity line of credit to finance their purchase.

If purchased thru DVC directly, it will be a true mortgage and may be deductible as a 2nd home on your taxes (check with your tax advisor). If financed thru resale, it may not be stated as a mortgage (again...check with your tax advisor). If financed using an equity line, it will probably be deductible, but...check with your tax advisor to be certain.

Is the price per point the same at every Resort? If I join at Hilton head , will it cost me the same if I bought my points at Old Key West?
 
If you purchase directly from Disney, yes they are all $84 per point. They do sometimes offer incentives that bring the price down in exchange for you giving up your first year's worth of points for Disney to rent. This is called Magical Beginnings and sometimes they offer more back per point for Vero than for a WDW property. HHI, OKW, BWV, VWL are all sold-out through Disney and I don't think they are selling points to any new owners. BCV is approaching that point. There is a chance that BWV may open again to new owners for a short period. Vero is still available. A new resort, Saratoga Springs Resort will be coming up for sale within a year.

If you purchase resale, the prices will fluctuate based on what the owner has available and how desperate they are to sell.
 
1. I heard that you can not use this years points and save them for next year, and inversely, you can borrow next years points for use this year. What are the rules governing that?

2. If you buy someone's "resale". How does that work? Does that contract change to your name and the points are yours, the maintenance fees come to you...
