If you bought resale, did you pay asking price?

If you bought DVC through resale, did you pay asking price or did you negotiate to a lower price. I'm looking at buying resale but I don't know if it is typical to just pay what is asked or is there room for negotiation. Is it like buying a Ford (where they are expecting to take several hundred off) or a Saturn (sticker is what you pay)? Thanks in advance!

Everything is negotiable. Not only the price, but closing costs, maintenance dues.

It depends on the seller and the reasons for selling. Some want to get a deal done and will negotiate anything. Some list it with the idea that if they got that price they'd sell, but they don't have to if they don't get it although that might be less so in this market than a year or two ago when prices were only going up. Our BWV seller two and a half years ago was in that category -- not interested in any counters because they felt no great need to sell. It was the UY and exact amount of points we wanted, so we paid asking. But not after we didn't try to do better.

I paid the asking price because we felt it was a good deal. I tried to do as much research first as I could because I didn't want to deal w/Disney buying it back and me having to start over again. Donald #1's ROFR board helped me quite a bit to figure out going rates.

You can negotiate anything, but beware of the good deal. If the deal is good, Disney will probably exercise their Right of First Refusal and snatch it out from under you.

As others have indicated you can negotiate all of the terms.

I will say the ROFR is fluid. My first successful agreed upon terms got ROFD'ed. My second deal which was very close in terms passed.

Only Disney knows but if they have a waitlists of people wanting to buy new or add on points and they see a good deal why wouldn't they excercise. They get arbitrage profits.

I have bought and sold.

My expereince is that the smaller the contract the less likey to "negoiate" When I put a 50 point contract on the market a year ago I told my agent the deal was "FIRM". Sold in less then a day on my terms and there were back up offers. In that case I would not negoiate.

I will probably sell another larger contract next year. On that one I will be more flexible!

The owner we bought from did not have an asking price (**** & Jaki found the deal for us, it was not on their website). I asked **** what would be a reasonable amount to offer, he told me, DH and I thought it was fair (just what we wanted to pay actually) and we made the offer. It was accepted very quickly (within hours). Passed ROFR but we did go with the advice of an experienced broker.

we offered less then asking price... it was accepted and our seller asked for more money (more the original asking price)AFTER SIGNING AND ACCEPTING OUR OFFER...

We refused.. offer PASSED ROFR and the sellers stalled closing by a week... but we did close....

I offered a couple of $ less/pt which was on the borderline of ROFR

We found the perfect-fit contract....didn't want to risk ROFR...so we went for it, of course, after we compared what the going price was per point was from Donald is #1, thread (THANKS DONALD!!!) :cool1:

GOOD LUCK...I'm sure if you have any more questions, folks around here are the BEST!:)

I paid 2 dollars less a point than they were asking.

Next time....i would try to have the seller pay closing costs...if possible.

My initial offer was lower than asking price, but it did not pass the ROFR. The second contract was asking price but we split maintenance fees and closing costs.

I bought a 28-point contract at the smallest resort, VWL, and paid the asking price. I thought it was a fair price per point and the points were coming in the current use year (not stripped for 1-2 years out), and so did not try to negotiate, I knew it would sell at that price. If buying more than 100 points, especially anything at SSR, I would negotiate the heck out of it.

I did not pay the asking price. I had been watching the prices enough to know what the low end of the price range was for a contract like the one I wanted and I offered that. With as many offerings as there are out there right now, I'd just toss out an offer and see what happens. Worst case scenario they say no or you get ROFR'd. Then you can just try again.

I bought a resale and did not pay asking price. I offered a few dollars below asking and offered to pay half of the dues.

i recently bought a contract through the timeshare store at SSR.:cool1: :cool1: :cool1: Instead of lowering the price I paid the $77.00/pt but asked the sellers to pay the closing cost, which they did. I felt it had a better chance of passing ROFFR and it was like I really paid 72.00 a point.Donald is #1 , his thread was so helpful. I read it every day for about a month before I purchased. So I really knew how low I could offer. Good luck.

We paid asking price, never gave any thought of trying to negotiate a lower price. I'm just not that kind of person.

I actually offered more than asking price. Asking price never would've made it passed ROFR based on what was getting ROFRd at the time. I did get them to pay some closing and maintenance fees to make up the difference between asking and my offer.

I tried to do a search for "Donald #1's ROFR board" but it did not work, could someone post the thread?

Thanks,
Kate
