If they presell BCV.....

Would they have the point requirements available at that time? I know you can book a cruise on points when they don't actually have the point structure set yet. Would they actually sell BCV and NOT know for sure the points needed?

Also, how far in advance can they presell? I remember seeing something about Florida laws dictating advance sales. Thanks

Florida Law prohibits presales. Sales can only take place after a Certificate of Occupancy is issued. I could only guess what the point structure is like, and a guess would be in the lines of BWV. Don't count on a presale at BCV, they didn't do it for WLV, and rumors are that the prioce per point for BCV will be in the $80-85 range. But that is only rumors.

DVCDAVE is correct about Florida law as it relates to timeshare sales. Having said that, during our recent trip we heard from more than one DVC guide that "a program was in the works concerning DVC sales after WLV is sold out."

I got the feeling this program would be some type of presell of BCV...what else is there?

With WLV projected to sell out before the end of the year and BCV not ready until sometime in 2002, there is a very real possibility that there will be a fairly large DVC sales team with not much to sell.

Just an idea

Maybe they will come up with a temporary program where they give you points to use at DVC resorts or Disney Collection resorts as long as you sign a contract promising to buy into BCV when they are available. I am sure there are plenty of legal issues with this. But the lawyers could figure it out.

Actually FL law does not prohibit preconstruction timeshare sales. It's just that DVC chooses to not sell until their certain everything is in order. I'm sure that there are legal hoops and paperwork but I have been offered a number of timeshares during presales in FL to include several Marriott's.

Actually, in a way, they did presell VWL- since sales began in Nov, but there were no closings or DVC point reservations until Jan 14. They could easily do something similar with BCV.

DOC, you are correct, but I would like to point out that WLV was aleady complete, had a certificate of occupancy, AND was already open for cash ressies. As we discussed on this board during that time, we assumed that they didn't want WLV to compete with the eventual sell outs of both OKW and BWV. So they hike the price of WLV, and postponed all closings until January. This forced fence sitters to either opt for OKW and BWV at the lower price, or wait to close for 2 months on WLV at a higher price. Disney's strategy did work and OKW and BWV finished selling out. So, I conclude that the WLV presale was not a presale in the sense that the building was not complete, it was complete, and running in the cash ressie system.
