If I buy resale, the point allocation on the DVC charts do no increase or change over time, correct?

Strongly considering resale, but wanted to confirm that the points on the chart will not increase or change over time, correct? From my understanding, they can only move around points on a chart, but never increase the total number of points; regardless if it is a resale or buying direct. Thanks!

Technically, unless they add lodging to the resort, the total number of points cannot change. So while a night or a villa type may go up, another will need to go down. The week you are buying to get every year if you can could go up if they decide to rebalance the points. Like at SSR, they can make booking categories where none existed before or change the number of points for an entire area like they did with THV. But the number of points should be relatively stable.

They cannot just increase the points. There's a set total number, so a 15 point room can't just be changed to 18 points without lowering another category by 3 points

This keeps the charts relatively consistent, there's no inflation increases on points.

Yes. The point charts are the same. So if a standard studio at AKL is 12 points, it should remain around 12 points in 5, 10 and even 20 years. A change that could happen is they increase that room to 13 points, but if they do that then they need to reduce a category (like 1 BR) by 1 point. The total number of points able to be allocated need to stay the same.

When they first added the THV to SSR, they gave the spiel that you could get a three bedroom for the same number of points as a two bedroom. Then when they pretty much sold out the new points created by the THV, they rebalanced the points raising the number of points on the THV and lowering them on the two bedrooms. They maybe two years ago, they created a preferred (Congress Park and The Springs) and a standard (The Paddock, The Grandstand, The Carousel) booking category since everyone always requested The Springs or Congress Park. Points were raised for the preferred and lowered for the standard. At OKW, they created the near Hospitality House Area (Bldg 11-14 and 23-26), but did not change the number of points required since this area is only eight buildings compared to about 40 in the non-HHA category.
 
Point requirements will vary by resort, unit size, and time of year. While the grand total of vacation points for a resort doesn’t change, DVC can re-arrange point requirements for individual nights across the calendar year. However, if one night increases there must be a decrease somewhere else to keep the total number of vacations points the same. The specific dates allocated across the “Seasons” will also change to accommodate Easter and Thanksgiving which are not on the same date each year.

They can also switch up and make studios a bit higher point-wise but then they need to deduct that amount of points from another category at that resort.
 
No matter how the points are divided, they can’t change that number. However, what they can do is change seasons, change nights, etc. it as mentioned, they have to reduce elsewhere. A few years after I bought in 2009, the weekend points were lowered, and weeknights were raised to balance out demand. So, people who bought thinking their 5 night stay would cost X, found it went up a little. But people who were having to go and include the weekends so the cost of their trip go down.

When buying, I would be sure to consider that cushion. The easiest way I think about it is using Magic Season as a guide and buy based on that, even thoughI might travel the other times. If you know you will always go during the current Magic Season, then I’d be sure to consider having a cushion of a few extra points.
