I need your help with a villa

I can give you the tax records site for Osceola County (Kissimmee) is:

For Lake County ( Clermont): http://www.lakecopropappr.com/Property_Search.asp
I think Glenbrook may be in the Clermont one. You can just put the owners name in the search and it will show what property(s) he owns. Even if the home you're looking at doesn't have the specific address you will at least know that Mr ?? has a property in that subdivision. If it's a really new place the records may not be available online yet.
I think you only put the value of the villa part of your trip, that's what we do anyway. Since the amount of the villa is non refundable after a certain date then you have the insurance protection should you have to cancel.

Wll i want to give a big thank you for the responces, I have made my choice ,we are going with the one in high grove,I have checked him out and he only owns 1 villa and he is kosh.I asked for him to start the ball rolling so this week i need to send off the papers....I relooked at his calendar and the dates i picked were starting to close in around me so i am making my step and doing the plungeso to speak...This will be one of my big headaches gone ..:banana: ..Now i can sit back and relax knowing i have my house i just got to get my a** moving on the tickets and my spread sheets...7 people I will need to start on my list of stuff...And i got to get some summer stuff now with it on clearence since my dd has outgrown her flip flops and bathing suit...Thanks you everybody..It has been such a headache for me to finally narrow it down.....:grouphug: ...Ill let you no when it is def and i get the respoce to say it is ours that week ....:cheer2: We are going to disney world woooooooooooohooooooooooooooo.....Lori
 
Glad you found something you like. :thumbsup2 I know what you mean by it being a relief to finally get booked. Even though I like looking, at some point you've got to just do it. I thought I was going to wait until Aug to book for Nov but as you said things started booking up for those dates and I didn't want to miss out.

A little OT but I have a question about the property appraiser site. If a property is owned by a UK owner do they still pay the property tax through the county? Friends of ours are renting from a UK owner and the property does not show up in the record. TIA for any info. Grammy
 
Some one on here said i didnt need to make a resy so far in advance when i asked back in march about it ,But as i said this one the dates are flying out the door..Ifeel compfortable enough with him and his guestbook has tons of great respones,so between the quick answers i have gotten from him, he only owns 1 villa and i was able to research his villa i feel good about it...So i am crossing my fingers...The only thing i wasnt happy with was he sent me the papers to look over annd sign well i need to send them fax or snail mail but NOT with my credit numbers ,so i called the comp to see if they are kosh and told them i am not sending that info through the mail no way ....
last time we were down i told the hotel we were paying by check and not to bill the credit card we were just holding the room ,well when we get there i am ready to pay as soon as we get there with cash check they say oh no you can pay at the end ok so we go about our business and 3 days later we got locked out of our room and when hubby went to report it we were told our credit is denying and we need to pay...Well needless to say someone had to of stoole our number from that whole ordeal and bought gas and thn tried to buy 1000 worht of booze and food but they denyed them tooo he he h ehe ..Of course i didnt no anything till we get home and i call to complain about how they handled our hotel ordeal and i find out it all happened in florida....So thats why i am afraid to send my number through the mail ..Can you blame me for being overly paraniod...So that was the only thing i found to bug me , I dont no if that is normal or not but the lady said that was fine for me to send the papers singed and i call and give the numbers after ..Oh well i cant help it ...Sym i will def report my trip since it is gonna be the best and we will stay way longer this time .....Thanks again .....Lori :grouphug:

As far as I know they do. Any UK owners that I've checked have been listed. Did you check on the right county site? Which subdivision is the property located in ? Sometimes if the property is new it takes a few months for it to be put online.
 
Grammy there may be other names on the listing and then it is also harder to find and it is nice if you do there area ..I did have a heck of time finding 2 of my people..Sorry i didnt realize what you were asking at first ...Duh ...:lmao:
 
Lori ... if they take credit cards, do they use PayPal? I used it last year to pay the fellow we rented from. It was easier than sending a money order through the mail. Plus then I felt I had some protection this way. I know the one lady I told you about at Tuscan Hills has PayPal and this is probably the one we'll go with (if I can finally decide!!).

I am a UK owner and I am happy to confirm that we DO pay taxes direct to the county as do all other UK and overseas owners.

If the homeowner is not showing up on county records, they may have newly purchased the home (sometimes sales records take time to show up), if you are unsure, ask them for their US management company contact details and you can check them out that they as their management company will be able to verify if they are genuine and you will always be able to track a US company in the US.

Our owners last year were from the UK and their information was on the tax records site. If you are having trouble finding the owners on the tax sites, double check to make sure you are putting the names in correctly. I was having trouble too, and then I realized the last name went first. Also you might not be in the right county. I thought I knew which county to use but it was incorrect. I also agree with the previous poster who recommended checking out the management company if there is any questions or concerns with ownership or sending credit card information through the mail.

As for trip insurance, I always include any non-refundable portions of my trip. Essentially for us, it is the cost of the villa. Because we fly, I do include that too because they have great coverage for lost or delayed luggage but otherwise I might take my chances and just pay the rebooking fee if we had to cancel.
 
:thumbsup2 Well i guess i made my leap for now..I sent the papers in signed but no credit numbers as of yet...lol....I will call her tom to see if the papers were received..I did check his site today and saw our dates were put in soooo i think it is set who hoo...Now i can take a breather for a little while...
Now when shall i go ahead and decide on the INSURANCE????? How early do you need to order it ....:confused3 I think this will be my last headache lol ..I can only hope right....I guess i better think about getting the 4 adult tickets too before the prices go up after the new year...i dont want to get the kids so if we cant go they will be to big for them and then i got to try an sell them ...Ill wait for theirs till the end ....Well i think im good now ...Thank you to everyone ........lori :thumbsup2
 
We use insuremytrip.com and most of the places require that you get your cancellation insurance within 48 or 72 hours after your initial payment. You might want to check that out before too much time passes.
The Disney prices just went up Aug 5 so you should have some leeway there until at least the first of the year.

Actually, that has not been my experience at all. usually you have to purchase insurance within 2-3 weeks of initila payment in order to cover pre-existing conditions. Othe rthan that, you can buy any time before your trip. at lest this has been the case with our 5 uses of insuremytrip over that past 3 years.
