I just don't get it!

I've been trying to sell my house for 5 months. I just got the latest feedback from people viewing the house. They said that the house is really little. It's almost 2400 square feet! Does that seem little to you?
 
Depends on the neighborhood, I guess. Where I live right now, the average is 1400-1600 sq ft, so 2400 sq ft to me is huge.

Where my co-worker lives, the housing there starts at 2100 sq ft on up. Her house is 2800 sq ft and she thinks it's small.
 
we just bought a 2400 sq foot home and have 1 room with NO furniture in it and the other still smells "new" because we don't EVER go in there.

maybe the layout/room size makes it feel small?
do you have your walls papered or painted? paint every thing white or cream - that'll make it seem huge. same thing with dark carpeting - makes it feel smaller.

just an idea...
 
My house is 1100 square feet, so your house seems like a mansion. :eek:
 

My house is just under 2000, and it is soooo HUGE to me! Four bedrooms, three baths. Maybe it's the layout?
 
How much furniture you have in it? Even the biggest houses can seem "small" if stuffed with lots and lots of oversized furniture.
 
If you can, try to watch a couple episodes of A&E's Sell this House or HGTV's Designed to Sell. It gives some good pointers on what to do to sell your house, such as:

1. Declutter and depersonalize your home. Take down photos/personal effects. This lets buyers imagine their own stuff in the space.

2. Most people have to much furniture in the room. Clear them out.

3. Put some color on the wall. Put fresh fruit/limes/lemons in the kitchen.

4. Bake cake/muffin/brownies to make your home smell inviting.

Maybe they think it's small in comparison to other homes they have been looking at? Could it be in the wrong price range? (Just asking.) :)
 
I'll trade you... lol. Our is 1,300 I think and it's pretty big. Of course we have vaulted ceilings so that helps. We've got 3 bedrooms/ 2 baths. Also an unfinished bedroom so that makes 4. Maybe just the wrong people are looking. Have you tried to offer an incentive. Maybe a little less money to sell ASAP or help them with closing cost? Never sold a house but sometimes I think the littlest thing can make a difference. Scents will help too I think, nothing better than a house that smells like cookies or cake... yum!

I was about to suggest this, also. Sell This House is better, take the time to watch them this Sunday. Great ideas about making the most of your square footage to make your place seem bigger.

This is a great idea...those shows are an eye opener. And if you get BBCAmerica...check out the House Doctor.
 
Thanks, guys! I'll take a look at those shows. Actually, I have basically no furniture left in my house. We are sleeping on Aerobeds. In an effort to make it look larger, I've taken all the boxes I've packed and stacked them in the garage.

It is a four bedroom, 2 1/2 bath home. There is a formal living room, dining room, family room and eat-in kitchen. I think that people go out and look at the new homes being built and think they can find the same thing in an older home at a lesser price. This house is 15 years old. It is a traditional two-story. They didn't build them with the open look that builders now use. Since the kitchen is separate from the family room, it is not going to appear as large as the new ones that have a kitchen/hearth room combination. I actually have as much room as most of the new homes I've seen between the kitchen and family room, there is simply a wall between. I have it priced the lowest in the area. There are many homes for sale in my area. Oh well, it will sell eventually. On a brighter note, several people mentioned that the house was in excellent condition and immaculant. Nice to hear. I just want to wrap up the loose ends before I move out of state. I'm really tired!!!!! The first three nights we are in Florida, we are staying at the Animal Kingdom Lodge. I can't wait to check in, change clothes and go to the pool. I plan on just sitting there drinking funny little drinks with umbrellas!
 
My house is just over 1100 square feet. I would LOVE to have a house that is 2400 square feet.
