I hate my realtor!

And we are stuck in a contract with her until the end of November. I just needed to get that off my chest. I hate her. HATE HERRRRRRRRRRRRR grrrrrrrrrrrrrrr
 
My house is on the market as well. I don't so much hate my realtor but really don't like most of the other ones who call wanting to show my house. Our realtor put clearly on the info for other realtors to see that we have large pets and they must call in advance to schedule a showing. I still get calls from realtors wanting to show the house in less than an hour from the phone call which means I have to pack up my dogs and make sure the house looks perfect, recently I've had to decline a few showings because of the short notice.

The worst though was the realtor that showed up after she was told not to at the time she wanted. My father in law happened to be here fixing a light switch but if she had tried to come in with my dogs here and no one they were familiar with at home I'm not sure how they would have reacted to a stranger.

My realtor gave us a "market analysis" and suggested a selling price, which she said was slightly below market value,which is already low due to the bad market, in order to move it a bit quicker. We had 3 realtors evaluate our home, and her price was right in line with their suggestions. We chose her based on a friend who told us she was great. After 2 weeks on the market, she suggested a price drop, stating WE had priced it incorrectly but that she hadnt wanted to offend us. Um hello? That is your job? And you told us how to price it! And then blame us for your error? Move forward a few weeks, got an email that she is suggesting " an aggressive price drop" in order to peak interest, but not to worry, we will just negotiate up any offers to what we want. And a neighbor happened by , pretending to be a buyer and was told to make any offer the sellers are really desperate.

BTW she advertises on Friday for a Sat open house, how is anyone going to have time to even see that? She is useless. How about giving a weeks notice?

Anyway, once this contract is up, we are taking the house off the market and dumping her. Like a sack of potatoes.......

My thoughts exactly, we all know in reality what will happen. A low offer will come in, and then she will tell us how great it is and how lucky we are to get it and how we should jump on it. Booooooooooo

That's been standard here for years. The newspapers all have their special open house section in Friday's paper for that weekends open houses.
Actually, a lot of realtors are doing open houses here now on Wednesday's. Not sure how people who work can come on a Wednesday, but it must be working.
We found open houses a waste of time as buyers. Houses either weren't in our price range, or had other issues.
We hooked up with a realtor, who first shipped us off to a mortgage broker who pre-qualified us. Every house we looked at was by appointment, met our stated needs, and was in our budget.
As a seller, we got lucky. It sold 24 hours after we signed the contract, but the real estate market was a whole lot different in 1999.
 
Tell her you want to take your house off the market for whatever reason- money, not the right time, etc. She can't make you keep it listed. Then if you decide to sell just don't list it until after her contract would have expired.
 
If you will take it off the market once your contract is up, can't you just take it off the market now?

We love our realtor - but, our house isn't currently on the market. We want to down-size eventually & she's telling us to wait.
 
When I worked in Real Estate a few years ago a seller could cancel a contact if they were unhappy with servies. I would ask - maybe the broker in the office.
 
Read your contract. There should be a loophole.


Also, fyi we only use open houses primarily to find new clients. Rarely does a home sell from an open house.

are there provisions in the contract to end the contract early? If you are planning on taking it off the market, i would just decline any future showings and get back to a normal life!
 
We are looking to purchase a home and while we LOVE our realtor, I have come to despise some of the seller's realtors. One of them was only concerned about her commission and wanted our realtor to sign something before we had even negotiated a purchase amount. Needless to say, we couldn't agree on a price. She called a few days later offering our realtor a higher commission if he got us back in negotiations....

Now we are in negotiations with another house. This seller's realtor is impossible to get a hold of. We still need paperwork back from the sellers and she is not getting it to us. Our realtor actually called her office as she didn't return calls from her cell phone and she was surprised he "found her" this way. Apparently she was in training and couldn't take phone calls. For 3 days????She keeps saying nothing is wrong with the transaction and we should plan on closing as agreed, but without the paperwork we can't proceed....

Agreed. I work in a real estate office. If you are unhappy, you NEED to speak to the Broker in Charge of the office. The BIC needs to know what the problem is so that it can be addressed, AND they can help you get out of your contract as well as help you find someone who will better fit your needs. It makes NO sense to just sit around being disgruntled. :confused3

WOW! Did you ask her for a cut of the commission? Dont they usually get another realtor to do that from their office? I dont blame you, Id be upset about that.

And OP, I wouldn't worry about Open Houses. Like someone else said, they're pretty much only to drum up business for the agent. If someone is really interested in seeing your house, they'll make an appointment. The only reason I even had an open house was because I had two other houses on my street for sale and they both had an open house on the same day.

As far as the price, have you looked at what other houses are selling for in your area? My realtor worked with us to determine an asking price. We looked at all nearby houses for sale and recent sales.

Good luck. It isn't an easy process.

She suggested the selling price that she said was BELOW current market value. Then dropped the price, now wants to do another "aggressive" price drop. It was in line with what the other 2 had suggested for the initial price. She is the one who made all the suggestions,but she blames us for it being too high.

It is obvious to me now, she wants to price it almost free so it will move fast. She thinks we are desperate (as evidence by what she told the potential buyer if you see my previous post)

I think it is 100% inappropriate to tell a potential buyer to make a low offer because the seller (HER CLIENT) is desperate. We want to sell our house, but we are by no means desperate. We are going to carry it until spring I think and then try again. Our mortgage payment is pretty low, but we are living in another state now. We do not want to rent because we are not willing to be landlords or risk damage to the home. I'd rather pay carrying costs for another year than sell the house for almost free.

It has been the most frustrating process in the world.

My husband and I were looking for a weekend place when the realtor said something similar about the seller needing to sell. That totally turned us off to her. We never saw another place with that realtor and ended up buying a FSBO. It made me feel as though I'd be pushing someone out of a house they didn't really want to sell.
