How would you split up Poly?

I am very much in the camp that the new CAF will not stop people from buying small contracts, especially at popular resorts. I feel this way because if i needed more points i would just negotiate and if to no avail then pay, $500 wouldnt stop me or push me to buy a larger contract i didnt need, just like a crazy pit point chart wont stop me from buying where i love.

I will be monitoring this in the next couple of months, but in the meantime let's pretend CAF doesnt exist seeing as I think it will be a non issue. Would you split a 160 point Poly contract 50, 50, 60 or 80, 80?

Im leaning towards 80, 80 because of the higher point charts, I feel like owners may need more points in a small contract at Poly than an average resort, but if 50 50 60 would potentially be worth more in the future, I dont mind paying extra to go that route. And yes i know i shouldnt buy based on perceived future value, thats not why im buying, but i would like to speculate and split my purchase based on some expert opinions 🤣. Would appreciate some thoughts!

I honestly don't think I would split up your first direct contract to something where it was less than 150, especially with PVB (I could make the argument with a restricted resort but even there I don't think I'd do it with your first and, at this point, only direct contract). That keeps it grandfathered for direct benefits so long as you keep that contract within your family. Maybe you don't ever see a situation where it would be titled in the name of anyone other than you and, presumably, your wife, but life happens and you just never know with 100% certainty.

I think smaller contracts will always sell faster, but they may not continue to fetch the price per point premium they have with the new $500 CAF. But, I also think a 160 point contract will sell plenty fast so long as a robust resale market continues to be a reality.

If you were going to do 200 points, I could see the argument for a 150/50 split, because that would give you some flexibility if you just wanted to keep the 150 but get rid of the 50. (As a side note, might want to think about whether it's worth going up to the 200 point level for the increased incentives.)

I guess we will see when the time comes what a 200 pointer will cost, a girl can dream 😅
 
We did 50x3 last year when we bought, im not sure I would do it any differently today than we did back then. But that said you seem to be earning for 2 contracts so I would say 100 and 60. But like Sandi said if this is your only direct purchase then no point in breaking it up since you’ll need the 150 forever. For us, I wanted maximum flexibility and if we added on later and the criteria stayed the same then I wanted the ability to sell it off in increments if necessary. May not be the right way to do it, but it seemed to be fine for us.

Originally I was going to do 150.. and then talked myself into 200 because of Poly's absurd point charts and because it's my last set of points.. unless a Yacht Club DVC resort is born or BWV/BCV expire and are put back into DVC in 2042.. whichever comes first. Long story short, life's short, go for 200 😂

And the fact that poly direct would be the last contract to go because its direct and I dont see myself ever wanting to sell unless (knock on wood) financially we had to. Life does happen. But I do have three other contracts I can unload if life happens so that ups my chances of keeping this one 😅

Ive already complicated my dvc life enough with 3 contracts and two use years 😅 an even four would be great 😅 Does splitting it up make things even MORE complicated, because if so im out 🤣 im pretty sure MS knows me by now I certainly know them 🤣

I think bwv/bcv will be put back on the shelf and im going to need more points for the cost of those. I thought id be saving money asking the boards, but now I find myself contemplating perhaps waiting for a good riv blowout sale and buying 200 🤣🤣 I will stop with that 🤣🤣

Lastly, I think thinking about this right now isnt needed. So many things can change between now and when you actually are buying.
 
Why 160 and not 150? Have you considered if you want a FW? If no FW and you really want 160, Id go with a 100 and 60
Omg a fixed week, now it seems even more complicated 😆 is poly popular enough for a fixed week. It seems to be now. Id prefer a one bedroom every time tho. And with the points chart probably a resort view!

FW would be for resale, not always to stay in. Not sure you can get 1 week at Poly in a 1 bed for 160 though right? That place is $$$.

True, as you know I change my mind, a lot. Monday contemplating selling blt, Tuesday renting points, Wednesday planning direct 🤣

I dont know what it looks like to have multiple contracts in the same resort and the same uy yet
 
FW would be for resale, not always to stay in. Not sure you can get 1 week at Poly in a 1 bed for 160 though right? That place is $$$.
Dang it only gives me 3 days in a resort view! I need a different resort or to sell blt for poly resale. But poly resale isnt worth it. I hate my life. 🤣
