How to rent out our DVC Reservation?

We suddenly find ourselves needing to rent out our DVC reservation. I know to post on the Rent/Trade board, but as this is our first time renting out a reservation, how does it work? Will we contact Disney directly to change the names on the reservation? What are we responsible for as this is our DVC account (i.e. if our rentees cause damage to the room, etc)?
 
Yes, you can be held responsible for damages to the room and for any unpaid bill.
That is why, I will give away a reservation to someone I know before renting to someone I do not know.

Is this true? I was actually trying to rent out a res., but if this is the case I won't be renting it.

I've rented out points and reservations plenty of times. Most transactions go without a hitch. In all my time on this board (since 1999), I have heard people warning that the owner may be held responsible, but I have never heard it happening.

I guess it's technically possible, but exceedingly unlikely. And, always use a contract when renting points. At least that way, you'd be able to sue someone who stuck you with a repair bill.

The only story I've heard of a rental going wrong like this, is that somehow the owner's credit card was used to secure the room charges, the renter billed stuff back to the room, and then never cleared the bill. But that seems impossible if you do things correctly. I can only assume that the reservation was still in the owner's name and that owner had completed online check-in and listed the renter as additional guests on the reservation. Never do that. Make the reservation in the renter's name and they should be responsible for any and all charges.
