How to offer points for rent?

I'm not sure where exactly to post this, but here it goes...

I am a potential DVC newbie!

I am looking into purchasing resale for a 250 point Feb contract. The contract has all the 2009 banked points included, but I am unable to use those (thus they will go to waste if I don't do something with them). My question is, if I wanted to rent them out, what is involved? I think I understand the renter side of things (have them sign a contract and pay!), but what is involved thru DVC? Lets say a potential renter wants X amount of points to stay at OKW for a specific range of dates. Do I just call DVC to check if the dates are available and then make the reservation in the renters name? What if I make the reservation and the renter backs out; what do I do then? Do I collect the money first and then make the reservation (and then what if, by the time I get the money, the specific dates are no longer available)? Is there a post that might have the "steps" involved? Any advice is much appreciated!

1. Find the renter.
2. agree on the price.
3. Book the room in the renters name
4. mail the contract to be signed and sent back to you with a check.
5. Get the deposit
6. You have set your terms for final payment, some are 90 days prior to check in. At this point, get the final check, mail renter confirmation.
7. If renter needs the dining plan or Magical Express, you have to set this up. 8. renter makes own dining reservations.
9. Be very careful and not borrow points to make a reservation. Book reservations that keep your points safe.

You will have multiple emails during this time frame.

Seems pretty straight forward...

Do you happen to know from experience or from what you have heard, how often renters "back-out" after the initial reservation is made?
