How to do this renting thing : )

Okay, so used my points for 2009 in January. Planning a trip for 2012 ( i know....wow so early) that will use my 2011 and 2012 points.

We are planning on laying low next year, doing some work on our house so would like to rent out our 2010 points.

How soon can I post the points since they cannot be borrowed until January of next year?

I'm confused about your UY and usage. When you took your trip in January 09, did you borrow points from your 2009 allotment?

The most logical explanation seems to be that you used all but a handful of 2008 points and banked those few remaining 2008 points into your 2009 UY, which starts on June 1, 2009. If that's the case, you would have your normal allotment, plus the few points you banked available from June 1, 2009 to May 30, 2010.

If I understand your situation right, you can list your points for rent at any time, but it would be a good idea to explain that they can only be used for the 6/09-5/10 period above. That is a courtesy to prospective renters and will save you and the renter a lot of unnecessary tail-chasing.

ETA: You could do a rental prior to 6/1/2009 by borrowing 2009 points into your 2008 UY. However, doing so would increase your risk because you would not be able to "un-borrow" those points and they'd be use or lose if you had a cancellation.

We used banked 2008 points and borrowed 2009 points for our January 2009 trip. We have 4 points left over which will be banked on June 1st ( CM told me I could not bank until the actual UY starts).

What I am doing is planning WAY ahead. I will be using our 2011 points ( banking) and our 2012 points for our 2012 trip.

So, the 2010 points are up for grabs. I believe the points can be borrowed starting January 1st 2010 and must be used by May 30th 2011.

Does that sound right?

This part is not right. Your 2010 points, including the banked points, can be used for ressies between 6/1/2010 and 5/30/2011. (You could borrow '10 points into 2009, but we already discussed the pitfalls of doing that.)

For that time period, your 11-month window will be 11 months from the checkin date, so no earlier than July 1, 2009. Not much sense in advertising earlier.

When you make a ressie for a stay during your 6/10-5/11 UY, if you are short points for a rental, they will automatically be borrowed into that UY to complete the ressie. I don't know where you got January, but the only requirement is that the stay must be within the UY you are borrowing into.

Be careful with that, though, because you are counting on banking 2011 points for your 2012 trip. If you borrow them from 2011, you won't be able to put them back.

Of course, you would have the option of borrowing 2013 points for your 2012 trip as well as banking 2011 points into 2012.

The points going into your account for June 1, 2010, can be borrowed for a stay on or after June 1, 2009. Since you could book a stay at your home resort for June 1, 2009, on or after July 1, 2008, the points could be borrowed any time you make a reservation for a stay starting on or after June 1, 2009. Meaning they can be borrowed now.

However, if the party you rent the point to cancels, those borrowed points could not be re-banked in to the 2010 use year, and would have to be used by May 31, 2010.

Wow, I am so glad I asked this question! Thank you all for your help.

Let me see if I am understanding this correctly, the last thing I want to do is mess this up.

Technically, I could post a rental notice for these points now because utlizing the 11 month window, the points could be used anytime next year.

Would it make more sense to do it now or wait until July? I DO NOT want anything to come into play with my 2011 points. Also plan on purchasing more points next year just to add to the confusion!

Just to double check - what month is your planned 2012 trip? B/c if it were in the first half of the year your 2010 points could be banked and used for it. Just mentioning this since you mentioned buying more points although that may have nothing to do with your 2012 trip.

There's also another thought for renting. I'd be very hesitant to borrow points for that situation, but if you wait you'll have the opportunity to do a rental for 6/1/10-5/31/11 when the points are in their currenty UY.

I would be inclined to wait to post for a couple of months and offer rentals after 6/1/10.

Right now, you have 4 2009 points that you could borrow into 2008 and use before May 30 of this year. Obviously you can't do anything with 4 points.

From June 1, 2009 - May 30, 2010, you potentially have 104 points to rent -- your 4 remaining 2009 points plus your 100 2010 points that you can borrow. If you rent during this period, you will have to borrow points. If you want to do that, I would do it as early in the UY as you can so you'll have maximum flexibility if you suffer a cancellation.

(Note that in this scenario, you would NOT bank the 4 points. There is no advantage to banking them early -- wait until your banking deadline is approaching because that gives you a little bit more flexibility.)

If you bank your 4 2009 points, you'll have 104 points available for June 1, 2010 - May 30, 2011...without borrowing any points from 2011.

So...starting June 1 of this year, you have 104 points available to rent for two years, depending on when and how you rent them.
