The person buying our house has an FHA loan. Today the inspector came out and found some rust around the tub drain. He said we need to replace the tub.

There are several other things we need to fix but they are all small, easy repairs. Does anyone have a ballpark idea on what it might cost me to replace the tub?

One more thing, he also said that our roof (completely replaced 5 years ago) has some hail damage that can be fixed with some tar. (??) How does that work? :confused3

Are you replacing the tub yourself or are you going to hire a plumber? The plumbing portion of the cost could run as much as the tub itself.

Don't know about the roof, but we're looking to redo our tub...

It really depends a lot on the type of tub you have...they run anywhere from $150 to thousands of dollars depending on what they're made of, what features they have (spa jets, etc). We're getting a fairly basic tub (no jets) that's extra deep and its $350. My DH is doing the work himself, so I couldn't say, but if its just a set-in tub I would imagine that the labor cost wouldn't be too high...maybe the cost of the tub itself? Seems that's how labor usually runs...anywhere between 1 and 3 times the cost of materials...

You don't HAVE to sell to them..or do you? You can always take it off the price of the house and have them do it themselves. If this is something that has to be done because they can't get their mortgage without it being done..I might consider selling to someone else. Unless of course you are in a hurry..and have another home waiting for yourselves. Don't know the circumstances.

Yes, it's a requirment for the buyer (a single mom) to get the mortgage. We also have a contract on a new home, so we really want to make this work if at all possible. I'd like to help this young woman and I also want that new house. ;)

It's one of those big old metal tubs. DH is handicapped and there is no way I can move that sucker myself, so we will have to pay to have it done.
