How much per point before ROFR?

New to this forum, but was just wondering if anybody knows what price triggers ROFR from DVC for each resort? Keep considering DVC, but RTU and steep prices have kept us from committing for years. I know SSR prices have gone up, but are other resorts dropping yet due to shortened lifespan? TIA. ::MinnieMo
 
I just passed ROFR, and $75 didn't trigger it for an OKW contract, with a full year of banked points, seller pays dues. I figured that we were close, though. By the way, TTS wouldn't accept $75 on any contract, so we went elsewhere. I figure it had to be TTS, since we bid on 5 separate contracts, none of which had banked points, and were refused every time. :rolleyes:
 

ROFR stands for right of first refusal. Disney has the right to buy out any contract from under the buyer if Disney thinks the price is too low. Then they turn around and sell the points for $95 to anyone who wants to buy from Disney.

I'll comment.

You seem to misunderstand the way the system works. It's not up to the realtor to accept or decline an offer. I'm pretty sure they are obligated to present any offer to a buyer, no matter how frivolous or low it may be. It is the buyer's prerogative - not the realtor's - to accept or decline. The realtor would be more than happy to make the sale and collect their commission.

I'm glad you got a contract you like, but don't blame non-acceptances on the realtor.

ROFR is not anything to be afraid of. It's just part of the landscape. If you agree with a seller on a contract, and Disney exercises ROFR, you are not out anything but your time. You would receive a full refund of any deposits you had made.

ROFR is a pain in the butt, but really more of a stress-generator and an inconvenience than a real problem.

The prices vary from resort to resort, and also from week to week. Beca has been keeping a thread over on the community board for some time. Here's the link http://www.disboards.com/showthread.php?t=720134
If you go over there and click on the last page or two, you will see an extensive listing of what's passed, what's been ROFR'd, and who's waiting at what prices. Bear in mind that this data is only as good as the people who report it, so it's nowhere near a complete picture. One of the resale realtors would have a better idea, although nobody knows for sure because the various ROFR threshholds are constantly moving targets.

No, in fact, they've gone up - primarily because of ROFR. The ROFR process creates a floor for resale prices - and a floor which Disney continually raises. They do that because if resale prices get too low relative to Disney's prices, there will be a diminished market for the Disney offerings.

That's very true. It's much easier to be mellow when it's not a problem for me! Actually, once you become an owner, the ROFR-Monster becomes your friend.

No, other resort prices have gone up recently. Check out Beca's thread on the DVC Community Board. It will give you a good indicator of the current ROFR threshhold.
 
You really do need to look at the resale market in total, not just one part of it which causes stress.

Yes, you have to worry about ROFR. But you can make that process easier by reading Beca's excellent thread, talking to the brokers who deal with this stuff every day, and making an offer you beileve will pass. Then you wait, and there is no doubt that's stressful.

On the other hand, you may save big bucks going through this process. You have to do the math on each resale deal, and you may find that you save nothing with some deals. But, if you look at the deal Cruelladeville got, that's a substantial savings, plus they got a lot of banked points. I had a similar experience - sure I sweated it out, but I got a bunch of banked points and saved $4,000.

You have to look at the whole package, and then decide what's best for you.

I agree. When we were waiting, ROFR haunted and scareed me too.
