How much are dues per point at Vero?

Just curious, as I am considering a resale. Is $4.86 accurate?
 
For 2006, VB is $5.27- unless it is one of the early subsidized contracts. Here is the complete annual fee history for all DVC resorts:

Thanks Doc, the amount I had seemed incorrect based on what others have said about Vero dues, but I wanted to have accuate information to base my decision on.

When VB opened, a portion of the dues was subsidized by the developer until the resort was completely open as originally planned. Later, DVD scaled back those original plans (which included villas across the roadway), but still has the responsibility to subsidize those owner's dues. Subsequent buyers did not get the subsidy- thsu the variance in the dues structure for that resort.

I think that most of the resorts have had some form of subsidy where the developer guaranteed a portion of the dues while construction and sales were ongoing- however, none of the other resorts had to minimize the original plans like VB and the subsidies were fullfilled in a timely fashion.

The subsidy covers operational costs so that first buyers at the resort don't have to pay for all expenses to keep the resort open- the developer shares in those costs until a certain point in the sales process. I can't offer any specific information and am making these last comments strictly from memory - If I've been off base, I'm certain someone will correct me here shortly! :)
 
Is there a cap on maintenance fees, or can it just continue to rise "to infinity and beyond"? Thanks.
 
Maintenance fees have traditionally increased at about the rate of inflation- some years a little more - some years even decreasing.

There is an annual cap of 15%- unless the owners would vote for a higher increase. Keep in mind the components of the fees include taxes, MS costs, insurance, salaries, transportation, maintenance, landscaping, supplies, etc plus a capital reserve for future major expenses like roof repair and replacing carpets/TVs/furnishings.

The biggest portion of the increases thus far have been in insurance and salaries.

In time, the annual fees paid will far outtotal the purchase price paid.
