How many sellers, have had their buyers walk?

I guess my first contract went to very fast buyers. I love them.

My second contract is pending. The offer ( full price, but a good price for a smaller point contract ) came last weekend. So far, I've not gone to ROFR as the paperwork and deposit check has not come back.

How often do buyers not complete their offers? Any experience?

For all I know, the stuff is in the mail. But, I'm curious.

I had two buyers back out of one contract. I got half of each of their deposits. The first one when fairly quickly, passed ROFR, then the buyer backed out. A few months later, a had a second buyer for the same contract. After ROFR, that buyer also backed out.

I took this contract off the market after that. I made $650 on the two contracts by them backing out. It was a small 50 point contract.

The buyers have 10 days to get that all that back to the broker. Hang in there!

You still had to pay the brokers commission though, right?

No, they didn't sell. My broker got the other half of the deposit.

When we bought our resale, I fed-exed our cashiers check in and waited and waited and waited. As it turned out - that check was lost somewhere between our mail room and Florida. I had to cancel that one and get another one. Thank goodness no one found it and cashed it! I wish they would have called right away to ask about it but as I recall - it was a couple of weeks maybe.
