How low can BCV go?

I saw that people were selling their contracts for BCV on the Time Share Store listing and was stunned how low they are going on the price - mid 80's now while Disney is still selling them at $112.

Anyone have an idea what price Disney is buying them back at (ROFR)

It looks like buying resale is becoming more attractive. Previously, the gap between resale and direct prices was small enough in some cases that the benefits of buying direct (loaded contract, financing, quick closing with no costs) offset the higher price. But some of the recent resales have been great bargains for the buyer -- provided you get through ROFR.
 
DVC prices have historically been kept artificially high by Disney via ROFR. Now that credit is tight (even for Disney), and the overall economy is dismal, this "floor" seems to have dropped to levels that we havent seen ever in the past. THerefore DVC seems to be now selling according to "real" market values .. that is, what someone is willing to pay for them - currently between $50 and $85 per point depending on the resort and terms of the deal.

Its anyones guess what the future holds. But I would expect to see no price appreciation, and probably further price drops in these contracts for atleast the next 12 months .. just my opinion. Great time to buy !
 
I have a friend who purchased BWV straight from Disney , approximately 1 year ago.

She went on a waiting list , wanting a specific use-year and number of points. One week later she got what she wanted.....someone was ROFR'd.
Knowing this - I believe it's not the sale price of the unit that may cause a sale to be ROFR'd. It is more the combination of factors, and the luck (or unluck) of the draw.

When I look At the ROFR thread, it seems that the prices are all over the place. Some higher prices will be ROFR'd and some lower prices will pass.

I believe it depends if Disney has a buyer for your unit.

I agree...great time to buy! I just put an offer in on a VB add-on. I'll be very interested to see if it makes it through ROFR (100 points, Dec UY, no '08 but all '09 points, $52 per point, seller pays '09 MFs, GMAC fee and closing costs). If it passes, all I'll owe is $52 per point.

BTW - I was looking at an add on through GMAC, but was unhappy with their admin fee (and their actual closing fees were 200$ more than other re-sellers), so I withdrew my offer.
I'm glad you got the seller to cover these costs. I feel kinda bad for people who list through them, they lost a sale because of the fees.
I have patience and am fairly confident these prices will drop even more, so I am in no hurry.

Thanks for that info on GMAC- I, too, am going to go the resale VS direct from Disney route, and I thought I had heard that about GMAC before. I'd love to be purchasing right now, we were on the waiting list for BCV with Disney, but they never had 25 pts June UY and we've decided to buy 100 through resale instead. Just waiting for DH to be done with tax season (he's a CPA and is currently CRAZY busy!!!:scared1: ) so he can focus on something other than other people's finances. :goodvibes
 
I was told from a Timeshare salesperson that it's pretty safe if you buy at $87/pt or above. I'm trying for one at that rate, hopefully soon!

The higher the price, the more likely you will pass ROFR, but don't pay too much just to be overly safe. Salespeople make more money with higher prices, so pay attention to what Disney is doing in regards to the resort where you intend to buy. Some resorts are passing ROFR well under $87.
 
I just passed ROFR (3/6) for 100 BCV, April UY, at $80!! I get all the 2009 and 2010 points, but also am paying the 2009 MFs and closing costs. I still think it was a great deal.
 
I don't want to sound nosey....but what are typical closing costs? ... while things are tight right now, we are trying to see if it could be in the budget in the near future, and I am trying to get approx costs involved.

The closing costs average between $400 and $760 based on the purchase price. Your agent can give you an exact amount on each of our listings.
