How long to add on points at sold out resort?

Just wondering what is the guides' motivation for discouraging people from adding onto sold-out resorts? I mean, it's obvious why they don't want you to go through resale, but if you're going through Disney?

Do guides work on commission?

because if you buy at the new resort the cost per pt is higher (unless you are a dvc member and can get the 120 pt add-on incentive.)

I think a reasonable explanation is to remember the source of "DIRECT FROM DISNEY" add-ons "TO SOLD OUT RESORTS": ROFR.

For the vast majority of add-ons at sold-out resorts that you buy from Disney, Disney had to snatch it away from someone else's resale, because presumably they don't have stashed away a large inventory of BCV and VWL.

Since Disney had to pay the seller (i.e., previous owner), and will only make a profit of what you pay for resale ($89/point) minus what they had to pay for it (say, ~$78/point currently for BWV), minus whatever fees they incur for TWO transactions (ROFR'ing it as well as re-doing in the add-on'ers name), they probably don't make as much of a profit as they do if they sold a brand spankin' new SSR contract.

I totally agree with you, but the original question I was trying to answer (which obviously I failed to make clear ) was speculating why Disney itself would not encourage buying at sold-out resorts directly from Disney.

So, yes, availability of sold-out resorts come from exactly what you posted (and the first five would be available as regular resales), but Disney itself would probably not encourage you to buy a sold-out resort directly from Disney, because for them to be sold-out AND available to Disney, Disney would have to "acquire" it, which would be exercising ROFR (or, in the case of BWV recently, opening up more units that used to be for the DVC center).

Does that make more sense? Sorry, I did not mean to offend, especially when you have been so kind as to maintain the waitlist for direct through Disney thread, which I will possibly someday join.

Good call, JeanJoe, that makes a lot of sense. Don't know why I didn't think of it. Disney must only make a few dollars per point on a resale by the time they pay all their fees twice, so selling a new contract must be a lot more lucrative.

That could explain why I never got a call back from a guide when I made it clear that I was interested in BWV. I just wondered if they worked on commission or something, which would also explain why they are so much more eager to sell new contracts rather than resales. It's made me wonder what treatment we will get when we look at an add-on if it's not at SSR.

No wait at OKW February use year. Got 60 points this morning! I kept going back and forth between resale and Disney but the small savings for a small contract were not worth sitting thru ROFR in my mind.

The more points they sell, the more dollars per point they get. There's no problem with that in my opinion. Salespeople (at DVC or TSS or on car lots) make the world go 'round. What resort were you waiting for? BCV? We own at BCV and wanted to add 50 pts on (June UY, too) and thought we'd have to wait for a long time so we opted for VWL. I saw someone else only waited a day too. I could kick myself for not waiting at least a few weeks! Oh well.
