We want to buy in BWV or BC.

We want to buy from Disney so we don't loose the benefits if we buy resale.

Yet, the DVC site does not list BWV, only Poly.

Thoughts?

You would need to talk to a Disney Guide (also known as a Timeshare Salesman). They will try to steer you to Aulani or Polynesian, but if you are firm, they may offer you BWC or BC. These are both beautiful resorts, and I can see why you like them. They were "sold out" many years ago, so Disney no longer has new points to sell. But they still sell a small number. They get these through repossessions, bankruptcies, and also from exercising their ROFR (right of first refusal) if they want to step in and buy a resale transaction.

You can call in and talk to a guide, or if you are there in the parks, you can easily set up a meeting with a guide where they can show you everything.

So Disney may be willing to sell you those resorts if they have any points. Or they may be willing to put you on a wait list. It is worth asking.

Do some math. The big benefit lost is the annual pass discount. Figure out how many of those you will buy. Then decide.

Also realize, even if you can buy direct, then can take that perk away at any time.

You have to ask yourself: Are the perks worth $50/point? Would the $5000 you save up front on 100 points cover quite a bit of (non-guaranteed) benefits over the next 26 years?
 

Disney wants you to buy direct so they made restrictions for resale but they only want to sell you the new resorts that makes them the most money. Nice huh.

I was thinking that one had to do that in reverse....that Disney would not sell you the 25 points minimum unless you were already a DVC direct (vs resale) member.
Does anyone have experience doing it the other way, i. e., but resale first then the 25 point minimum direct?

Once you are an owner... You are an owner. And can buy a min 25 point contract.
 
You can buy resale. Once you buy resale, then you're an owner. You qualify for the lesser minimum purchase of 25pts.

You're strategy can be to buy bcv resale (Bcv has closed the wait list) or bwv, depending on your preference. Then buy 25pts at bwv direct. Your Perks (member discount, access to member lounges/events, AP and TIW discount purchases) are then assured through your 25pt purchase.

You cannot use your resale points for cruises adventures or concierge but they are a poor non economical use of points anyway.

Another newbie question if I may.

I am completely confused by this use year aspect and its impact. Say my DW and I like participating in the annual WDW Marathon each January. I hear and read how DVC rooms at WDW become sold out 11 months prior by home resort DVC owners.

Does it matter if our DVC contract (thru resale or direct) has a use year of December of July? Is it all that matters that we have enough total points on, for example, Feb. 1st 2017 to reserve a room Marathon weekend 2018?

And on this, does it matter if we have one DVC contract for 50 points with a February use year yet the second with a June use year?

I am in the process of buying DVC. They will definatley push Aulani and Poly. However, I did ask him about Saratoga Springs and got a quote. However, with the incentive they having running for the other two we decided to go with Aulani. With the discount Aulani contract was only about 3000.00 more total and gave us 8 more years than the Sarasota Springs. Some of the other hotels only have 26 years left on their contract as opposed to 40-50 on the newer ones. While I am EXTREMELY new to this I think you just need to look at everything and figure out what makes the most sense for you and your family . =)
 
When I talked to them they said the only resort they had available was Poly and that everything else was sold out...which means if you wanted to buy into a different resort you would need to buy a resale...but now with the new changes when you buy a resale I wonder how Disney is handling the other resorts that aren't poly, lol

The statement states that ANY direct purchaser or resale purchasers prior to March 6, 2016 will have member benefits.

It does not state "any direct purchasers over 100pts" or x number of points, for that matter. That, however, may happen someday. Anything can happen someday. Not right now.

The use year is when you have access to the current year's points. It also determines when you need to bank and when you can borrow.

An ideal use year is almost like trip insurance. The best trip insurance is a month or a few months before the most likely time period of your usual vacation time. If you need to cancel your plans, you will have sufficient time to bank, use or rent your points before they expire.

If the points are already banked points, then you will have time to rebook or rent the points out.

If you points are current use year points, you'll have time to bank your points.

We did not realize our favorite vacation time while the kids are little would be October-January. Our most recent vacation was end of January.

We have a February use year. It is, unfortunately, not the best use year for us. If I had to cancel my January vacation, then I would have lost all my points, as the points I used expired at the end of January. Those points also need to be banked by September, so if I cancelled anytime after September, then I only would have 4 mo to rebook my vacation (with little availability at the 4 mo mark) before they expired on feb 1st. I would have also already missed my banking deadline.

Thus, an ideal use year is right before your usual scheduled vacation. You get the current use year points to use, but if you cancel, you have more time to rebook, bank or rent these points out. If I could do it all over again, I would have chosen a September use year- the opposite of my February use year. Lol. Hope this helps!!

I just got a quote for SSR a few days ago so it is definitely not sold out....you should ask him again or ask to speak with someone else if he won't show you all of the options you are requesting.

25 pt minimum is for current owners (direct or resale)... Min pt purchase direct for non-member is 50 pts. Confirmed w/DVC direct agent.
 
I would hurry if one wants to do the 25 points to get the benefits. I have a feeling they will be upping that first direct contract to at least 50 once they start to see all these requests for 25 point contracts.

Rumor has it that they will sell you a 25 point contract, even as a new member and even though it's against their rules.

My advice: call your guide and ask to buy a 25 point Poly contract today. That will make you a member and you can log in, check dates, and play with the system while you search and buy your BWV resale contract.

My guess is, if you hold firm, they'll sell you that 25 point Poly contract.

Also. I would guess that they'd only bend the rule for a new resort. I would also guess that they'll try to stick with 50 point minimum for new owner.

I would pull a salesman typical trick on them, this offer is only good for today, I'm willing to buy 25 Poly points right now. Not 50. 25. Tell them partially why: I'm think of buying more and want to test drive the system first. You don't have to mention resale.
