How I See Resale Or Disney

I have been looking at both sides and i see that you can save a few thousand with resale. On the other side you get in most cases no points or very little until next year and sometimes they have already barrowed into the following year. When buying direct from disney you get points now! not next year or so on.If you buy 150 points at $70.00 with resale with no points this year the cost is $10,500. Disney at $80.00 is $12,000 but you have 150 points now.I see that i just saved $2,000 on resale but i also lost on the points.What is the value of the points? and with the closing costs at around $400.00 i just cut into my savings. I would want the same user month. Hey im open to hear what you think but be honest .I know this is a Timeshare resale forum not dvc.

1) All resales are negotiable.
2) If there are no points current year, then offer less.
3) However, there ar MANY resales with current year points.
4) For those with no points, some are as cheap as $64/point.
 
I just got a 200 point BWV contract, with 146 for Oct 2002, for $65 a point. I felt like it was a good deal for me.

Actually it's only $15 pp discount. The $84 price doesn't go into effect until December. I think BW at $65 pp with points coming up is a pretty standard contract. Many have gotten that good a price or better plus even current year points and banked points. Contracts without points can be a good deal as many just pass over them due to the lack of points. Just adjust for the lack of points, how much depends on specifics.
 
Keep in mind it depends on when the use year is as well.

Making an offer on contract in Febuary with no points but an April use year isn't horrible - and is probably a better bargain than the same contract with points. The banking deadline is past, by the time you close there will be a short window to use the points. And you won't be paying any dues.

It will take someplace between a month and two (sometimes a little longer) to close through a resale. And more than one resale buyer on this board has complained that buying a resale with points available an not having the much of a booking window available has lead to problems being able to make a reservation when they'd like.

It also depends on you and your travel plans. A lot of points available now doesn't make a darn bit of difference if you aren't going to travel for a while and won't go through the effort to rent them.

You may or may not save money with a resale. And you may not save enough money to make the hassle worth it.
 
In April of this year we purchased a 150 point Boardwalk resale. We paid 63 per point and received all points from 2001 and 2002.
 
Last fall we purchased an OKW resale for $68/pt, with banked points and all of 2001 points available with a June use year. We were able to use all the banked points and bank the 2001 points into 2002. There are some good deals out there, you just need persistence and patience.
 
I would keep looking around for a resale contract... or better yet give the broker a call (we used Jaki twice at www.atimeshare.com) and one of the contracts we bought... BWV for 64 a point had all of the current years points PLUS all the last years points banked.... this resale never made it to the web.... We told her what we were looking for and as soon as something came across her desk she called!

I am in the process of buying resale. Should be closing in about 2 weeks. I paid $62/point for 150 points at HH. December use year. I will have 187 points availabe December 2002, there were 37 banked points. Seller agreed to pay 2002 maintenance fees. So including the $400 closing fees - I paid $64.66/point. Saved about $2300, by just going by Disney $80/point, since I will have all points available at closing. I realize there are other ways of looking at the big picture - but this way seemed so much more affordable to us.
 
Another thing to remember is when you buy from Disney, and you want the 2002 points you have to pay the 2002 maintenance. When you buy resale, any point available or banked, you can usually get the seller to eat the maintenance and you don't have to pay it. Here is my calculations for the resale we are in the proces of buying:
196 @64.00 VWL
450 closing
138 banked points
12,994.00 TOTAL -

If I bought through Disney
196 @ 80.00 BCV - 15,680.00
138 points (2002 points to make things equal) 520.26
16,200.26

or using magical beginings
196@70.00 ( I think its a 10.00 discount)
13,720.00 and no 2002 points
If my calculations are correct, then I am very much ahead, the only disadvantage I see is the time it takes to close the deal, but for the savings I can handle it. If someone things my way of calculating the savings is wrong, please let me know!!!!

That's not quite accurate. DVD does not charge you a full years Maint fees when you buy during the year. Lets assume you buy from DVC right now for an April use year. You would get the 2002 points (assuming no MB) and pay only 2 months of Maint fees if you sign 1 Nov or after. While it's possible to get the current years points resale without paying any fees, I'd say that's the exception. I'd bet that MOST people pay more maint fees resale than from DVC. It's a combination of DVD giving you a break and resale buyers paying twice for some of the points because DVC charges dues on a calendar year basis, not use year. Of course you must look at the entire package (fees, points availability, closing) to determine what is best for you. Resale is still a better deal in many but not all cases.
