How does Disney figure out how many points to sell for a Resort?

I don't know why but I need to know. I am a number junkie. How does Disney figure out how many points to sell for a resort.

Let's take the BWV for example

Studio = 16 points
One bedroom = 34 points
Two bedroom = 44 points

Lets say that there are only 100 two bedroom villas avalible.

On Monday all rooms are booked.
There are 50 two bedroom villas booked = 2200 points
There are 50 studios booked = 800 points
There are 50 one bedroom villas booked = 1700 points
Total points used = 4700 points

The following Mondy all rooms are booked again.
There are 75 two bedroom villas booked = 3300 points
There are 25 studios booked = 400 points
There are 25 one bedroom villas booked = 850 points
Total points used = 4550 points.

This is the same day of the week and the same season. There is a diffrence of 150 points used.

If Disney sells enough points to book every room on every day how do they know how many points to sell?
 
I don't think they've every released how they go about it. My guess is they look at demand of the resort or area (or anticipated demand for something new) and come up a a dollar value per villa. They have a $$$ conversion pp already in place. They also likely look at estimated and actual construction costs. After that it's simple algebra to determine total points. The bigger question to me is how they go about determining UY and how they break it down since it seems it's not divided evenly between UY.
 
There is a whole list of DVD/DVC accounting policies that should be made available to the Membership but they are Disney's best kept secret.
