How do I rent points to someone?

Not sure if I should be posting this here but...

I am hoping to purchase more points soon. My expectation is that we will use all our points every year but...

Although I could go to WDW every 3 weeks - sometimes life intrudes and we may not be able to go (gasp!) every time I feel the need - so...

If I ever need to offer points to rent - I have questions:

1) If I "sell" points to, say - The timeshare store or Davids DVC points, etc... is that easier/safer than doing it myself?

2) If you do it on your own, is it complicated?

3) what would I potentially get (per point) from the Timeshare store or Davids DVC as opposed to what I can get on my own?

I did rent points from someone before I joined DVC - and it went perfect and the person I rented from was great - but it was still nerve wracking knowing that I could show up at the Beach Club only to have the desk say "We have no record of your reservation".... Like I said - that did not happen and it went fine... but whether you are the "renter" or the "rentee" - I am trying to assess the risk....

Even with a point broker, if the guest leaves a bill behind, you are responsible for it. If they leave damage behind, you are responsible for it.
 
First of all, when you say "sell" I am assuming you actually mean "rent" and not sell as in selling your contract.

Renting points can be unsettling from both sides of the rental, but I would advise finding someone who you trust such as a friend or co-worker and rent to them on a regular basis. I was fortunate and found a single mother in CA who rents my points on a regular basis and it works out great for both of us, and that "fear" of showing up at the resort and finding out you don't have a reservation... it works both ways.

As the "rentor" I am always fearful that the "rentee" will call me in a panic as they are checking in at the resort and for some reason, MS has mixed up the reservation or something which makes me look like an idiot...or worse.

No one said that rentals are "fear free" but a certain level of trust is involved in these transactions.

I'm assuming you mean $1 to $2 per point more. I looked into David's as a renter before we bought in, but $13 a point was higher than I wanted to pay, and did rent from someone at $10. As an owner, I believe David's takes $3 off the top and you get $10, so I'd much rather they do the legwork if I get the same amount (assuming I could only get $10 renting on my own). I have a few owner friends, and we thought about renting for every trip and NOT buying in, but in the end, the piece of mind of having our own ownership was better than the hassles/risks involved in renting. I don't think I would ever rent to anyone unless I trusted them or they were family. I don't like risking someone will damage something on my dime. There are crazy people out there and even the best people do stupid things at times. But if I was going to rent, I'd probably doing through a broker rather than on my own.
 
Also, if you go through a broker, most will give you have of your fee when the reservation is made (by you, not the broker) and the rest the day the renter checks in. You are still the one contacted to add the dining plan and Magical Express or to make requests. The broker can't do that.
 
If you want a lower risk "rental" style transaction, the Timeshare Store also helps to arrange point transfers to other members who may need more points ... there's still some trust issues from both sides, but its greatly reduced since the point transaction is final. I've rented, swapped reservations, and transferred, all without any points brokers, and all have gone smoothly, but I can understand hesitancy. It takes a lot more leg work to do it on your own, but there are upsides to it.
 
We've rented our points several times now, and overall, everything has gone smoothly. We ended up finding someone who regularly rents our points, which works out great for both sides.

It certainly is not a complicated thing. You just need basic info from the renter in order to make the reservation in their name. We have a contract that we send out with the reservation confirmation, and we request that the signed contract be scanned back within 3 days and the money sent to us within 1 week (due to a past experience where a renter just never sent the money), otherwise the reservation will be cancelled. We also like to book reservations that are greater than 60 days out just in case the renter never sends the money and we end up cancelling, then we're not punished by having points we can only use within 60 days of the reservation.

We are currently renting points at $11/point. I've seen them for as low as $8 or $9 if they need to be used quickly, and often see them at $12 too. It's up to you and how quickly you want to find a renter.

Check out the rent/trade board. I think there are some stickies at the top that might help answer some of your questions.

I have heard of two members who got stuck with the bill for their renters. One was a relative of the member and they got it straightened out between them. The other member never got their money from the renter, had to pay the bill to get access to their points to make reservations.
