Is it common to feel that you have found "the one" after only a day of looking?

Today was our first day out and so far I have one house as my top contendor. It's only six years old, but needs cosmetic work (of course I'd also have it inspected) -- seriously though if we bought it, I highly suggest you buy stock in Glidden or Behr paint as we have to buy loads of 5 gallon buckets (what were the previous owners thinking?????).

Before we make an offer, we are going back out on Friday for more showings, but this one we saw today is at the top of my list.

Hmmm just musing. Share your house hunting tips if any.......?

Depends how picky you are I guess. If you are someone that is easily pleased by things, sure. If you really scrutinize layouts, storage, quality, and so on, it might take you longer to find the one.

Dh & I are horribly picky.

Wait to fall in love until the inspection report comes - I learned that the hard way several times. One house was an electrical nightmare, one was a plumbing nightmare, ect.

We went house hunting for the first time three years ago and there were at least 8 "this is the one" houses. But for one reason or another it did not happen and I was heartbroken several times. After seeing the 20th house I kind of took the step back approach. Instead of looking at houses I loved because they were pretty I started looking at the "bones" of the house, if the house would resell well, the functionality of the layout, the neighborhood, the neighbors, ect.

This is the biggest investment you'll make and I know it's hard not to get carried away but if you find a house you love and everything comes out roses....buy it.

This is a buyers market and you can come away with a great deal.

I took us a year and a half to find our first house, one day to find our second house, about 3 weeks to find our 3rd house, about 2 months to find this house.
