Hotels.com cheaper than AP Rate

I've been trying to find a good rate for my sons birthday. Same weekend as the Marathon. All the values are booked. I looked at the Moderates and most of them are full too.

AP rates for that weekend at POR come to $761. I just checked Hotels.com and I can get the same room at POR for $486. I can also get and AP rate at AKL for $807 and I am leaning towards that. But I just thought it was interesting that Hotels.com was cheaper than the AP rate.
