home resort question

When you buy a timeshare you have a home resort that you are buying into. How important is the home resort? I went to a wyndham sales pitch this weekend at the Poconos. And they tried to sell me a cheaper home resort in Atlantic City. It was cheaper. I asked what the difference is with your home resort. The sales manager said it makes no difference. You are buying into the program.

With Wyndham home resort matters for your advanced reservation priority. You can make a reservation at your home resort 13 months out, and at all other resorts at 10 months out. Home resort matters for maintenance fees as well. Your mf are based on your home resort, because that is where you own your very small % of an undivided interest in a piece of real estate. Atlantic City has higher maintenance fees (I think), than most of the other properties.

The program you are buying into of the FSP Trust. Points trade as points within the trust and it doesn't matter where you own your points. No resort has a higher trading value versus another within the trust.

Unless having a 13 month reservation priority is important, it's best to buy the cheapest resorts.

Well, first, NEVER EVER buy a timeshare from Wyndham retail. You can get them resale for a dime (or perhaps pennies) on the dollar.

Now that that's out of the way---it differs in different systems. Janet has explained Wyndham's system well. I'd add that, in most cases, the 13-month advantage isn't that important, because most resorts have some availability even in peak seasons at 10 months.

100% agree with this statement - in fact, I would never buy retail again - did that 16 years ago and still feel the sting
