Home Resort and how to pay?!

Hi everyone.

I hope this question hasn't been answered before as I don't want to sound foolish. DH and I love WDW and can't afford to go every year so when I cam across DVC, I though AH HA! So now I have read the FAQ but still have some questions...can you guys help??

Question #1: Can you make the Grand Floridian your home resort? If not, why? What ones can you choose from? How do you know which one to pick?

Question #2: How do you pay for your DVC? Do you take a loan from the bank?

I hope this makes sense....thank you SOOOO much for your help!!

Hi Rima! The Grand Floridian is a Disney Resort, but not a Disney Vacation Club Resort, so you cannot make it your home resort. You can, however, stay there using your points once you become a member. The Disney Vacation Club is currently selling points for Villas at Wilderness Lodge, Hilton Head and Vero Beach. You can purchase Old Key West and Boardwalk Villa points only thru resales as they are both sold out. The Beach Club Villas are expected to be completed next year and will become another alternative for your home resort. If you purchase directly through Disney you can finance your purchase through them. If you purchase a resale, you would need to get your own financing. Hope this helps! :)

When you buy DVC, you are actually purchasing a real estate interest in part of the resort. Your documents will say you own ___% of unit or building ____ at ______ resort. Where you purchase your interest is your home resort. When all of the units are completely sold (except for the 4% DVC keeps), the resort is soldout. They translate the points you buy into a percentage of a unit at the resort. As a real estate owner, you pay property taxes and the dues paid by the members pay for the operation of the resort. Because you are part owner of your home resort, you get to make reservations there 11 months ahead (but only with the points you own there) vs 7 months at a non-home resort. So when you pick your home resort, you should pick the place you plan to stay at most to get the extra time for reservations. Also, since each resort has their own operating budget, the dues vary. OKW is the least expensive for dues, Vero the highest. The annual dues range from around $3 to $4 a point.
 
Debbie and Carol Ann--thanks a lot for writing me back!! I really appreciate it. Your posts help me a lot. I called the DVC and they are sending me information in the mail.

I am interested in the VWL. What do you guys know about them? Are they nice? Are they part of the regular wilderness lodge? I mean, do you use the same transportation to the parks and such? How much are the taxes on those?

Sorry...I realize these are tons of questions but I am just trying to learn it all!

I bought into DVC at the Villas at Wilderness Lodge and absolutely love it! It is attached via a short walkway to the Wilderness Lodge with the same theming and access to the Wilderness Lodge restaurants and pools. It is wonderfully serene and quiet. Can't go wrong there or at any DVC resort.
 
If you do a search on VWL, you will find posts with some wonderful pictures of this resort.
