Anybody check out the contract for 270 OKW pts at TTS?

They're asking $82 ppt.

38 2003 banked pts, all 2004 banked pts, and 270 pts coming on 8/1.

Seems *really* steep to me, despite the banked pts!!

Oh, I certainly know that! I'm just kinda surprised they're even *asking* that much. I guess they're trying to recoup MFs for 2003-2005. (A selling price of $74 ppt plus MFs on banked and soon-to-be-available pts comes pretty close to their total asking price.)

It reminds of a guy my BF tried to buy a house from. Every month he raised the price by the amout of his last mortgage payment.... It got so funny. BF walked, guy could never find a buyer and wound up in foreclosure. Somethings are not recoverable LOL!

Since it is 2005, I don't think the price is all that steep. Guess it depends on how you look at it.

If you value the 38 and 270 points from 2004 at $10 per point (as many here advise potential buyers to do), the price works out to be $70 per point. Not all that steep at all - in fact, may even have trouble getting past ROFR!

I agree with Carol, I don't think that price is that bad with all the banked points. Closing costs and maintenance fees have to factor in. DVC is charging $89 a point, they would probably give you the 2004 points.

As I mentioned in a subsequent post, they're essentially asking you to pay $74 ppt plus all MFs on unused/banked pts. I can see how, when viewed in this light, someone might find the contract attractive.

While ROFR issues certainly have to be kept in the background, comparing the $82 ppt asking price to what DVC currently is charging is disingenuous. A more fair comparison can be made by looking at other OKW resales in the resale market (current asking prices as well as ROFR-passing prices). Despite how lovely OKW is, at this point, no one (at least no one who is aware of the resale market) is going to pay $89 ppt for OKW (except, perhaps, for add-ons and smaller contracts. But for a 200 pt + contract, it seems unlikely).
