High cost of selling!

I am sure the experts may have already covered this in another thread but.,How difficult would it be to pay outside outside to acquire a small(50pt) contract? Would it still need to pass thru DVC? Could he save the commission and we would just use dvc to transfer?

Generally for smaller contracts it's as cheap or cheaper to just add on through DVC since there are no closing costs and a small contract resale normally commands a premium price due, in part, to non members wanting their foot in the door.
 
The deal is my friend just bought a small contract he could not afford. I was not looking to add but with his 10% commission we might be able to come to a $$ agreement. Are there any other costs by the seller?

I don't think so, but the contract has to be priced high enough to get by Disney's ROFR

As noted, if you put the actual sales price (as legally required), DVC may take it under ROFR.
 

10-12% is the going rate for commission on resales. It's a bit steep but you don't have many other options. The buyer pays closing cost and maintenance fees in most cases.

Sorry, didn't read all the posts but couldn't you just sell on your own. You could try tug or redweek.
 
OP here; we're still mulling this over. We know we'll take a hit on the BLT points, but will end up with more BWV points for the cost. The longer time period until expiration isn't a big issue to us; we're in our early 60s and our kids haven't got the Disney bug like we have.

More worried about the headache of the 7 month window and also tryng to decide if we should have two use years! We've been DVC members for 10 years at BWV and thought we'd love BLT, but it just isn't us. To me, walking back from Epcot to BWV at night is the best feeling in the world.
 
This is a very informative tread. We have a couple of BWV contracts (30 pts) each and keep thinking of selling them to put towards the costs of more BLT points (the opposite from the OP). I'm thinking since they are little contracts, they would sell easier than a big one. Would that be correct?

Yes they would be snapped up FAST. I watch the Timeshare Store and the other Jaki/**** one and those smaller contracts are always PENDING SALES. I would think anything less than 100 points would go SUPER FAST. They also sell for more per point than contracts that are say over 100. Good luck.

You clearly love BWV and want to stay there.

There's a value to peace of mind. We're in our 40's/50's and would hate to worry about getting a specific resort at the 7 month booking.

We learned from the experts here. "Buy where you want to stay." As I've learned more about how DVC resorts are declared and what happens once they sell out, I'm an even bigger believer in that philosophy. Patterns will change with new DVC owners (BLT, Kidani, THV, GCV, and Hawaii). That's a lot of new owners. How many will want to stay at BWV/BCV during the times of year you normally want to stay at BWV?

Better to be happy with where you stay than to worry about competing with 100,000 (and growing) other DVC members who don't own at BWV (this is coming from a BLT owner).
