Help!!!

We are just steps away from joining DVC (we're at POR right now and took the DVC tour this morning). Now my dh is thinking we should buy "used". I don't like that, makes me uncomfortable. Anyone done it? I need stories of the good, bad, and ugly! I'd prefer the bad and ugly ones! LOL TIA!
 
You will receive a number of different opinions. We bought resale and are thrilled. Instead of paying 100 bucks a point we paid 65 a point. Sure we have less years,(which made sense, since I didnt want to be paying mf's when I was collecting social security.) and we didnt get extra developer points, but the ability to get in for 100 points instead of 160 made disney affordable. If we had to pay 16k we would not be now members. Regardless of what you decide you will be happy. DVC is great and disboard is a huge family. Unless they are giving you a lot of freebies, I would not fall prey of making a quick decision. Take a few days and make sure you are making the right decision for your family.

I have done both, resale and direct from DVC. I really love the Contemporary and wanted BLT. I bought VWL resale (50 points) so that I could become a member and add on at BLT with less than the 160 point minimum.

Home resort is important to me and it wasn't worth the savings to chance not getting BLT at 7 months. Plus, the incentives that they are offering pretty much gave us a free vacation (and if you need a member's name, just PM me). If you really have your heart set on a certain resort and don't want to chance where you will stay (remember, you get an extra 3 months to book at your home resort before other members who don't own there), then buy where you want to stay. If you can't book your trip before the 7 month date, then home resort becomes less important.

Anyway, if you are buying in at SSR, you may be able to do better resale. The process is easy and simple and my deal with TSS was wonderful. It took just about a month and I am now a DVC member with no issues.

However, AKL may not be that different from buying direct with Disney since you will be getting incentives from Disney and the resale prices for AKL are still running in the high 80's, low 90's. Just as easy to do Disney.

Resale takes longer and you do not have the ease of financing like you do with Disney.

Now, if you really want BLT, then going through Disney is the only way. If you and your DH is not sure, don't rush unless they are offering you something additional for purchasing now.

have a look at the timeshare store and compare the savings to be made then you can make an informed decision
 
The only real disadvantage to purchasing "used" through a reseller is time. It is more time consuming than purchasing through Disney because the contract must be presented to Disney for Right of First refusal. Id Disney decides, for whatever reason, that they want the contract, they can buy it out from under you, and you'll need to look for another contract and start the process again. Also you'll need to wait on the seller to return all the paperwork, which occasionally takes longer than you'd like. The final wait, for a resale, is for DVC to enter your membership into the system, which normally takes about 10 days after closing on a resale (longer if they are busy). Buying directly through Disney you have access to your points as soon as you make your down payment.

If time isn't a big factor for you, resales can save you substantial money, and will give you a wider choice of resorts as your "home resort." However, for the newest resorts, you're likely going to have to purchase directly from Disney.

You can buy enough cheaper to justify the extra aggravation and given you're there right now, likely won't be going fast enough for the quicker points availability to matter. There is little risk in buying resale. For example, on 300 points you're likely talking an in the pocket difference of $10-14K depending on home resort. SSR will be your best value but if you must have a given resort most trips, you should buy there to make certain you have the best chance at getting what you want.

I am biased, but I AM WITH YOU!!! GO FOR BAY LAKE!!!!! When you are looking at at MK or Bay Lake, or walking back to your room, under the stars with your DH, from MK, you will be sooooo happy!!!!:cloud9:

We got a 5 day free vacation stay at a DVC resort of our choice. And 1150.00 off the down payment. We got the BEAUTIFUL Bay Lake. I see that you maybe taking a 3-0 birthday trip. The 5 days would be great for that. Just something more to think about lol!

While there are no guarantees at the 7 month window, I think it's likely that the resort will be available for other DVC resort owners for much of the year though possibly not MK view.

So if I'm not already pregnant, I need to decide - baby or DVC. :( Either way I chose, I feel like I'm cheating my current kids out of awesome vacations to Disney or anywhere else in the world. On the other hand I'm cheating myself because I desire another child. :confused: :guilty: :guilty: :guilty:

We are VERY new to this (we just paid our down payment yesterday) but I can tell you why we chose Disney. We wanted more time so our kids can enjoy it with their kids and the incentives. We got a 5 day free vacation stay at a DVC resort of our choice. And 1150.00 off the down payment. We got the BEAUTIFUL Bay Lake. I see that you maybe taking a 3-0 birthday trip. The 5 days would be great for that. Just something more to think about lol!

Well, Hon, nobody here can honestly answer that question for you. But do some soul searching and I'm sure that you will make the right decision for you and your family. DVC will be around long after your pregancy and delivery (if you opt for that route) and, frankly, by that time, you'll probably be able to easily buy BLT on resale at a cheaper rate. But I do think that you need to make the decision to buy where you want to stay, especially becauase I think that BLT is going to be the most popular DVC location and I think that you will be fighting a losing battle in trying to beat others to stay there at the 7 month window. Great vacations are wonderful, but having a extra person who loves you is priceless! So don't worry about that. You could be "cheating" you children out of sibling/best friend! If it is meant to be that you have another child.... Disney will still be there. If having another child will change the dynamics of how you will need to book a room, IE you will need to fit five in a one bedroom which only BLT or AKV can do, then maybe that is a consideration!

If you need to finance this and don't feel comfortable maybe wait a bit (I know it is hard!) and see if you can afford a resale instead. Or buy 100 at AKV or SSR and then alternate years when you go. You would have 200 points to use each trip. Good luck, I know it is hard to get caught up in purchasing while you are there.

DO NOT listen to the guide when he says you have to decide in three days. You can call a guide and buy anytime. True the incentives may change, but don't feel the pressure to buy. Take your time and decide what is best for your family!
 
There is never a "good time" to commit to a large amount of money, especially when you have a family. The best thing about DVC IS when times are hard. When our children were growing up, I wish we had DVC as we would have only had to come up with the money for airfare and food, not hotel. When DH lost his job a few years ago, we were still able to keep some sense of normalcy by taking our annual trip to WDW because of DVC. That helped us emotionally deal with things.

Also, I agree with Crystal. We bought into BLT because I am pretty sure it will be difficult to get at the 7th month window. Plus with children, you will eventually be stuck going during peak times (school vacations). I'm a teacher so now that our children are grown I am still stuck going during peak times. This is a long term committment and your family structure will change (new baby, empty nest - hard for you to think of that now but this commitment is over 50 yrs.)

My advice is if you really want BLT, by the time you find a resale, you might not be in a position to buy. As others have said, the wisest advice, buy where you want to stay. Good luck with your decision!
