With the exception of point 4, I don't understand how you haven't been able to find one suitable for your needs.
It's a general fact that the pool decking in Orlando villas is on the small side and does not fit well with the number of people that the villa can accommodate.

Consider a west or south/west facing pool as well, better for the evening after the parks, depends on your daily routine.

As for safety I don't see it as a major problem. You hear of a very infrequent issue now and again but if its an issue for you then consider a gated community.
Though quite often even these leave the gates permanently open.

we stayed in a fantastic villa at Indian wells, of course it was an older villa but that didnt put us off, the location was spot on, just behind the 535 walmart(:lovestruc ) and 1 min from the 192.
But it has only 3 beds but has a massive outdoor pool area and then a fenced garden
sure you will find what you are looking for :thumbsup2

I agree with jakey there are loads of villas advertised with those options and I've also seen loads who advertise with extended decks.

I would also add 'not overlooked' as I've seen some villas that only have a pavement width between them so although you may have a private pool it's not really all that 'private' especially if you have thoughtless people who get in the pool at 6 am when you're trying to sleep!!

We have just got back and we stayed on Formosa Garden Estates. Can't recommend the location enough, it was brill. Close to Disney yet all the restaurants and amenities of Kissimmee on our doorstep.

It is a gated community but we quickly realised once there that this really didn't count for much. There are all sorts of people who have the number for the gates (pizza delivery etc etc) so how much difference it is to be on a gated community I'm not sure but it did give us 'slight' peace of mind :confused3

We stayed at Windsor Hills (in the formosa gardens area of the 192) in a three bed town house, there are also many larger villas on this gated development. I can't speak highly enough of the development. The gates were well manned, we never saw the gates left open and many people were challenged regularly. The communal facilities on this development were also fantastic, they included pools, childrens play areas, indoor games room and cinema.
Using the sherberth road short cut we could be at the gates of AK in ten mins.
All the websites mentioned about have good reputations, we booked our townhouse via www.vrbo.com.
Good luck.:thumbsup2
Ooopps PS - welcome to the DIS:flower3:
