Help/Questions for selling timeshare on my own?

I think I have some sites to post the contract (s) on but my questions are when you agree on the price, who writes the contract, the closing company? Since the closing company is really working for the buyer does the seller need an atty or any one else?

I have two contracts and am guessing selling them separately may be the best way. Do I have to sell them separately because one was an add on.

Does the seller need to do anything else?

If you are selling it - you need to write the contract.

I would with a broker. Yes they are expensive - but if you haven't done this before - you really a broker the first time.
 
From the questions you're asking -- and especially considering the value and nature of the property you are selling -- I would say that you definitely need someone to help you. Whether you hire an attorney, or use a realtor, or both, I would certainly have somebody on my side who knows what they are doing. This ain't selling some old Toyota!

That's not to say you can't do it yourself. You can get real estate sales contracts at any office supply store, and you can sell the darn things on eBay if you want. People have.

Personally, I'd use a realtor who specializes in DVC timeshares and knows all the ins and outs of how best to sell DVC, how to price a contract, whether it's better to sell one or both together, is familiar with ROFR and all the other special circumstances of DVC. I know they charge 10-12%, but I personally would feel much more comfortable.

Or at least, use a realtor or lawyer for the first contract. If you learn what you need to know, and feel comfortable after the first sale closes -- then, sell the second one yourself.
