Help! Question

Hi all. I just returned from Disney and had the DVC presentation. WE are all set to buy into SSR. Now I see there are resales available for the other, older resorts, and now I don't know what to do. One of the sites I was looking on was Timeshare Store.com. I really would like the Boardwalk or Vero more, and it is cheaper! Please tell me if this is a "good" thing to do or should I stick with buying into SSR directly from DVC!! I have to tell the rep today and put a deposit down on SSR if I want the discount for buying in now! Thanks for any and all input!
 
Hello fellow Long Islander, we bought a resale and are very happy with the outcome; although we haven't gone to stay at a DVC location yet! We bought a small contract through the Timeshare store basically for the price - we didn't want to sink so much money into DVC, but still wanted the ability to go at least every other year by banking/borrowing, etc.. Some answers to questions we had were, you are not treated any different than a member that joins directly from Disney. Once you're a member, you're a member and owner and there is no distinction with service, etc.. Also, it could work out to be cheaper - although you'll have to do the math. I'm not sure what SSR is selling for now, or what promotions are offered, but for instance, we bought at BWV last year for 68/pt. We had to pay closing costs, so with tha included it came to about 71/point. A savings off 80/point or whatever there selling now for. Also, we love the BW area and proximity to MGM/Epcot, etc.. SSR has DD nearby but I don't know the specifics of accesibility, etc.. but its just DD and not any theme parks. I'm not putting SSR down, just stating facts to make the decision easier, or harder. Lots of contracts come up for BWV, and now even BCV even though they're so new. Look at the Timeshare store, as well as Shontell Crawford's site - she has tons of reslaes also and is very helpful.

I think the big thing to consider here is the extra 12 years SSR would give you. If that is not important to you, then maybe a resale would be your best bet.
 
If you chose to go the resale route, just be aware that Disney has the right of first refusal, and can buy the property from the seller at whatever conditions you have agreed to. Then you are out of that loop and will have to start all over again. Look back through this board to see what conditions the buyers feel led to Disney's passing on their ROFR or Disney's buying the contract. It may go against your grain, or gut feeling, but you may want to offer more than a seller is asking for. Also, you may be asked to pay for part or all of '03's maintenance fee. That is negotiable.

Disney bought the contract we were bidding on, and so we bought at BWV direct from Disney.

Everyone on this board always advises to "buy where you want to stay".

It is true. SSR with the extra years is enticing, but.... Is it really where you want to be, location wise?

The resale purchase really is not a hard thing to do. I have heard that if you offer below $70 on OKW, BWV or BCV, then your chances are greater that Disney will buy the contract. If you pay $70, plus closing costs around $4 per point, that is not such a bad deal. Last I heard, BCV was going at $84/pt.
