Help Picking a Club Level

If I were to choose Swan and Dolphin for one of the 2 bedroom suites, how much will the construction of the new Marriott impact our stay there?
 
I have stalked the CL forums, and it seems BWI is the absolute favorite of the Epcot resorts. At least that's the way it seemed to me.
We've stayed at BC CL (immediately prior to the 6 FP option) and our room was really nice with very comfy beds.
The walk to Epcot was so nice.

That hotel is still in the "rumor" stage. Even if it were to move forward, the rumored location is across the street where the tennis courts are by the Fantasia golf course. From the Swan, you probably wouldn't even see it from any of the hotel rooms.
 
I think you may have misstated the numbers. You said earlier in December YC CL water view is $887 and during Christmas week, Swan Alcove is $612, making it a difference of $275, but you are comparing early December rates with Christmas week rates, so I don't think that's an accurate comparison. Not trying to throw shade! I just think you misstated what you were trying to say.
You are correct.

If you have six people, a difference of $1342 = $233 per person.

I wouldn't pay that either for CL. As I said, I usually assign a value of around $40pp for CL being worthwhile...and even then, only if the benefits match what we want to do.

One nice thing about CL is that you aren't locked into a specific time, as you are with ADR's. Appetizer hour goes from 5-7pm, desserts 8-10pm. You'[re just locked into going back to the hotel.

We definitely don't always do CL, or even stay on WDW property.

It does indeed appear to have become the new favorite, but favorites on the DIS come and go. I remember one lady who used to post praise for Pop almost every day in every hotel thread.

All of the WDW hotels have pros and cons though.

A plus of BWK is that it is walking distance to both Epcot and HS, but so are S/D nd BC/YC. Otherwise, transportation to MK+AK is by bus.

The new food options at Bwk also seem to get high ratings. My most recent Bwk stay was before the recent menu updates, so I can't comment on those. Except to say, I've seen many changes in CL food offerings. I wouldn't 100% count on those staying the same. When a chef moves, change happens, and WDW hotel chefs frequently move around.

The potential downsides of the BWK- and these are subjective are as follows:
1. Bwk is a large, sprawling resort. It takes a while to walk from one end to the other. Some of the CL rooms are a LONG way from the main pool. That said, there is a closer quiet pool.
2. The main pool leaves something to be desired, by many accounts. Some folks love the slide, others hate it. Otherwise the pool is deeper that practically any other WDW pool. The BC/YC main pool area has more fun features. The Swan and Dolphin pool areas are also pretty nice. Not quite as nice as YC/BC, but it has nice hot tubs, a decent water slide, and a nice grotto.
3. Bwk parking can be a bit of a hassle. WDW hotels and S/D now charge for parking. S/D also charge a resort fee.
4. Some folks have previously mentioned late night noise out on the boardwalk area. It never bothered us, but previously it was often mentioned on the DISboards.

No matter which you pick, you can easily walk among both for dining, shopping, surrey bikes, shuttle boats.
