Hi all... we are putting together a plan to buy a resale DVC property and would love some input on our plan. First, the specifics:

- We are a family of 5 (2 parents, 3 teenagers).
- For the next 7 - 8 years, we will be travelling only in the summer months (June, July, August).
- We would like to stay in 2 bedroom Villas (at least for the next 7-8 years)
- We are interested in buying in OKW, BWV, or BCV.
- We are planning on going to Disney at least every other year - more when our schedules change in later years.
- We love staying at the Beach Club (350 points in the Magic Season for a 2 bedroom)
- When know that when we travel and what size accomodations we will need will change eventually.

Ok - with that information, I'm trying to pick a "close to ideal" resale to start off in.

Here is what I have been looking for:

Between 180 and 200 points with a use year between November and April. (and in future years we will look to add points as our usage increases)

Am I on target as to the right number of points and the use year? Am I missing anything?

Thanks again to all - the DIS board is invaluable!

Seems to me you've throught this through pretty well. You need 350 points for the stay you want. You plan to stay every other year so with banking/borrowing you need 175 points per year. People recommend a buffer should they redistribute poitns so 185 sounds about right.

Then you get into the debate of "where to buy" If BCV is important to you, buy there if you're going in popular times as the 11-month window is important. BWV is cheaper resale than BCV, so if it's just the Epcot area you want, think about that. If you just want to be on property and don't care where, think about OKW or SSR. If OKW, look for 2057 contracts vs. 2042. It doesn't appear to be a big price difference.

If you plan to mostly travel in the summer June, July & August, than an April or June use year would probably work well for you. Remember, you must bank (or deposit) any unused points 4 months before the end of your use year or they will expire.

There is no November UY, but October would work fine, and June would be ideal, as long as you're not vacationing primarily in May.

I've posted on some other threads that I think UY is often overdone around here. UY is just one factor about your account that you have to learn how to manage. We have an October UY and my two adult daughters ONLY vacation in June, July, and August (both are on vacation right now). In five years, 29 trips by three different families, we have never had a UY issue. Never.

Honestly, that's pretty hard to evaluate. I bought what I thought we would use going once a year and almost immediately realized I hadn't bought enough points. But I think it's better to underbuy a little and add than to buy too much. You can always shave a day off a trip if you're a little short of points.

I'd be sure to buy enough points to take a vacation you'll love that first year, though!

I'd also much rather save a little money by buying OKW and having enough points for the next 32 years than buying something else and not having enough points -- for the same money. That's the math we OKW owners did when DVC offered the extension -- most of us figured it wasn't worth doing because we'd rather have points now.
