Have you had your house appraised?

I'm about to get my house appraised. What exactly do they do? Do they come inside the house? We have a seam in the kitchen ceiling that looks like a small leak is in the bathroom. How will that affect the appraisal?
 
Is it for a refinance??

When we had ours done they just glanced through the house and measured the outside dimensions to get the square footage.

They were just counting bedrooms, bathrooms, fireplace, garage and such.

They also noted if rooms had been remodeled or what the view was. They didn't note any conditional things on the appraisal. Just the bare facts of the house.

if its for a refinance, they may or may not even come in teh house. When we refinanced with the same company on a house a few years ago, they did a "drive by" appraisal to make sure there weren't any issues.
 
Sometimes they measure the inside too. My Appraiser noted the weirdness of my bathroom. The window types, and the lot size.

What they don't do is look at dirty dishs,childrens messy rooms,or unmade beds.

Yes, after the first time, they just drove by. (we have done a no cost refinance several times)
 
Just wanted to say, when my house was appraised for a re-finance, they DID note the condition of the house, as well as how it compared with comparably sized houses in the area.
 
be prepaired for anything sometimes they do body cavity searches :eek:
 
We just had ours reapraised. This time, they did not come in. They compared similar ones in our neighbor.

Sometimes they come in, sometimes not.
 
I was told we were having an appraiser coming to our house...I cleaned that baby top to bottom....when I finally called and said hey where is this person...it turned out they just drove by!!!!!!!!
Ugh! call and find out what they will do...save yourself the worry!

Thanks again everybody (Pop Daddy, are you off your meds again?:D ) I haven't spoken to the appraiser yet, just the mortgage company, so I will ask them when they call to set up an appointment.
 
It depends what kind of appraisal the bank orders. If the bank orders a full appraisal they will take outside pictures, measure outside of house, and enter your house. They are not there to inspect cleanliness, just count rooms, make note of types of flooring and general conditions of house (ie.= new, like new, excellent, average) There is also a section on the appraisal for comments.

If the bank orders a drive by. They basically drive by, see that yes there is a house there and take a picture from the road. They basically just take the room, square ft info and such from the town hall records.
 
We had an appraisal. They did a walk through, no measurements just basically eyeballed the place.
