Has anyone here used The Timeshare Store for resale purchase?

I ended up not buying through the Timeshare Store because they did not have anything at the time that I was buying that I was interested in. However, I did receive advice from Jerry who spent about 15 minutes on the phone with me and gave me great overall advice about DVC. I would recommend him highly. It is my understanding that including the Timeshare Store, there are 3 reputable agents that sell DVC – I used one of the other ones who had a listing that was more what we were looking for.

Having had a good deal of experience talking with the different resale companies, I would agree that there are only three companies out there that know what they're doing and do it professionally. One company seems to know a great deal about DVC but can't return a phone call during the same month that you leave a message! That's a fourth company who's name shows up occasionally.

My personal choice is TSS. But, if you're going to shop around, I'd suggest doing your homework before choosing a resale company or, at the very least, following your gut feeling after your very first contact with a company.

WARNING SIGNS IN THE DISNEY VACATION CLUB RESALE MARKETPLACE!

Handling the Disney Vacation Club Resales requires a great deal of knowledge and expertise as they are unlike any other on the market. It is imperative that you use a broker who specializes in this area to achieve the outcome you desire and avoid some of the unpleasant pitfalls by inexperienced brokers.

Warning signs for BUYERS:

1. A small amount of listings in their inventory. (Indicates NO track record)

2. Talking with agent leaves you unsure they know the product. Ask questions about banking, borrowing, points in holding, etc.

3. Unreturned or late response to your inquiry (Where will they be when you need help with the ROFR, Closing Process & getting into the DVC system? A knowledge of the right people to contact in case of a situation is imperative.)

4. Mistakes on postings on their website. Example: OKW, 2 bedroom Wk 6 (DVCs are in points, not weeks and certain size units.)

5. The company tells you that you can purchase BWV for $65 a point and clearing the ROFR will be no problem. (They will get their commission when Disney exercises their “Right Of First Refusal” so they really don't care if you are a new owner or not. In fact, they prefer it, because it's less work for them and they don't have any worries about the closing process or anything else.)

6. Do they have an office? (Many don't, ask for directions, or look up their address, if it's a residential area or a P.O. Box????)

Warning signs for SELLERS:

1. The company asks for an upfront listing, advertising, appraisal, website development, or auction fee. (There is no end to the names they come up with to describe an upfront fee. This is one of the biggest ripoffs out there. These people will take your money and in most cases you will never hear from them again.)

2. The company insists that you sign an "exclusive" listing agreement with a term of several months or even a year (usually 6 months or more), which of course means you are stuck for the duration of the agreement, even if you find your own buyer. If another company or you find a buyer for your package, you also owe the “exclusive” broker a commission.

3. The company charges you a cancellation fee if you withdraw your listing before the end of the listing term. (Example: Things happen, if you were selling for financial reasons and suddenly came into some money, you would still be forced to sell or pay the cancellation fee which can sometimes be hundreds of dollars.)

4. They tell you they can get you $150 per point. (That's an exaggeration, but it happens. They will start hitting you up to reduce your price as soon as the listing contract has been signed. They will say the market has changed. Just remember, if it sounds too good to be true, you know the rest.)

5. Is their office easily accessible to the public? You should be able to walk in during regular business hours and be assured they can and will handle your business transaction. Does the broker work out of their home? Do you really think a purchaser is going to drive to their subdivision, knock on their door, and sit down at their kitchen table to write up a contract? How many DVC buyers have actually done this? The internet has enabled many people to disguise the true circumstances of their situation. They have a pretty website, so the public thinks the are dealing with a really big operation.

6. Do they have a person answering the phone or is it primarily an answering machine. People are continually frustrated in this day and age just dealing with the obstacles of trying to speak to a real person. This does NOT put them in the buying mood. Most often they will keep calling around until they reach someone who can discuss their situation.

Franchises:
The latest trend in the Resale business is for brokers to align themselves with a national franchise in order to legitimize their operation, thereby creating a false sense of security to the general public. Examples: ERA, Century 21, GMAC, RE/MAX, etc. Some Resale brokers go from one franchise to another after the number of complaints build up, they simply purchase a new franchise and it's business as usual. Most legitimate and ethical businesses should be able to use and operate under the same name for many, many years. In fact, if their reputation was one they could take pride in, they would insist upon it!

The above statements are certainly not meant to be construed to include "every" agency that is backed by a franchise. There are definitely some reputable Resale offices with ties to franchises. My warning is, it's NOT always the case. Protect yourself, look for the same warning signs with these companies as you would with any other Resale company!

We used Pat Spell at TSS in 2003 to purchase VWL. We also recently considered a small add on at OKW and got great responses even after we decided to purchase direct from Disney. I would highly recommend them to anyone considering joining DVC.
 

We used The Timeshare Store for our recent Hilton Head purchase and would use them again in a heartbeat! From the very first day everything moved very smoothe. We passed ROFR in less than 2 weeks. Our agent was Jerry and I would highly reccommend him. He was very professional, undestood our needs and got back with us in a timely manner. They were all a great team to work with and I can't wait to put them to work again with an add on!
 
This is my story from start to almost finish,

I love Disney, my parents have a DVC Timeshare and I decided that when I had graduated college I would purchase one for myself.

May 26, 2006 -- I googled DVC Resales and found a few websites. I emailed 3 or 4 of them and the Timeshare Store is the only one that responded (seriously in minutes)... Kristie Wireman emailed me and told me a few general things about the company. I wrote back and I inquired about a VB resale that was in my price range. She told me everything that I needed to know and told me to call her if I was interested.

May 28, 2006 -- I decided to call up and make an offer. I spoke with Kristie (On Memorial Day) and I put in a lower offer than what it was being sold for and then she called the seller and did all the negotiating for me. She called me back with 20 minutes and told me that they accepted my offer.

May 30, 2006 -- Contracts were sent to me
June 5, 2006 -- Sent to Disney for ROFR
June 12, 2006 -- Disney Waived it's right for ROFR

Now just waiting for my closing papers... All in all a great experience. Kristie and Yamilin from the Timeshare Store helped me out with all my questions. I ended up purchasing my points for the price my parents paid for theirs nearly 10 years ago... I can say with out any reservations that buying through the Timeshare Store is the way to go if you are interested in buying a DVC Timeshare...

I just finished my 1st add-on with TSS (notice that I am already planning for more!LOL). I was very pleased with the communication and friendliness of the people that assisted me in my purchase. My suggestion is to be patient and check the resale board frequently-my resale was only up an hour or so when I called to inquire. For a significant investment like DVC, I think it's wise to choose a reputable company :)
 
I highly recommend The Timeshare Store.
We purchased 2 resales in the last few months.
Jamie was great, kept us updated and everything went smoothly.
In todays mail I received my permanent DVC Memberships cards from our first resale purchase.
I look forward to doing business with TSS again.

We used them at least twice and were happy both times.
 
Just wanted to put in my kudos. We just closed about a month ago and I'm 4 days away from making my first ressie. TSS was super and they did everything thru email (My choice). Would and hopefully will use them again.
 
We purchased 300 OKW points through Jason at TSS last year. The seller was asking $75 per point, and Jason recommended we offer $73 per point. He felt the seller would accept it and we would have a good chance of passing ROFR. He was right on both counts.

I'll be happy to add my recommendation to the bunch.
 
Another satisfied customer. We used them in 2002 to buy 200 BCV points, would gladly use them again if we ever do another resale purchase.

I just requested info on a VWL resale purchase at TSS becuase of this thread!!!!

I am an addict, :rotfl: no one can help me now.
 
We've just completed our 2nd family trip to Disney (Swan Jun 02). This time we stayed off-site at the Marriott Grande Vista. Of course, we attended their timeshare presentation, but it did not hold a candle to Disney's! We've compared both and decided we want to go Disney. My DH has definitely caught a bug of the Disney magic! Now, we're just considering the options about how to best to that. Your comments have been more than insightful, THANKS!

We are considering a resale, and your comments are definitely helping us to better understand points, um, and everything else.
