Guaranteed Week Sales Data for VGF

For those in interested, DVCNews has an article (click here) about Guaranteed Week sales for the Villas at Grand Floridian. The article includes a chart showing the number and type of Guaranteed Week deeds sold for each week. The data is current through January 21, 2015.

Disney is also offering the Guaranteed Week option to buyers at the Polynesian Villas & Bungalows. It will be interesting to see if Guaranteed Week sales for PVB are similar to what has happened at VGF. My guess is that as buyers become more aware of the Guaranteed Week option and how it operates, we will see more such deeds sold at PVB.

Interesting information, between fixed weeks and flexible point contracts, Disney has all of the bases covered.

Instead of buying points (which allow you to book any size room for any night at any resort depending on availability), you purchase a specific week (and basically vacation at the same time every year at the same resort.).

There's more to it, but that's the basic idea.

I believe Christmas Day usually falls in week #51. However, you should check a calendar to see which days make up each week. DVC uses a Sunday-to-Sunday week. Week #1 is always the first Sunday of the calendar year. In 2015, Christmas Day is in Week #51, which runs from December 20, to December 27, 2015.

Usually is the key word. For example in 2016 with week 51 you'd be checking out on Christmas day and week 52 would be arriving on Christmas day. So I guess that technically it includes the first 11 hours of Christmas that year but that doesn't sound like a lot of fun IMO.

The price per point is the same but it's a preset number of points that you have to buy depending on the week and is approx 10% more points for that week than booking with regular points so you are essentially paying 10% more in buy in and in annual maintenance fees.
 
I hate to sound like a wet blanket, but since I bought at the GFV, this doesn't make me particularly happy. The GFV is hard enough to get into anyway, so wouldn't this plan make my chances of getting in even harder especially during popular vacation times like summer and holidays? Or am I just not seeing this right?

Yes and I agree with you. One main thing I liked about DVC was the point system and adding the guaranteed week - especially at a small resort - changes the system in a way that is detrimental to regular point holders. It's most apparent in the popular times when they have sold the most guaranteed weeks but will have little relevance in the times that are slower and that's a negative. In a traditional timeshare system they sell all weeks across the year so it's even. At VGF from the data I've seen it's pretty heavily weighted towards the already popular times which will have to push some of those without guaranteed weeks that would have been on equal footing under a system without guaranteed weeks out to other times if they still want to stay at VGF.

Fixed weeks removes available rooms from inventory and the reservation is automatically booked. With VGF being such a small high demand resort especially at the holidays, booking can be a challenge.

That's why we bought a lake view fixed week in December. We didn't want to take a chance of not getting the room and view when we want it.

When do you have to tell them if you are using your week, or converting it to points? So, PVB lake view studio week 50 is 164 points. If you weren't able to use it then, you would have 164 points to use another time or bank?

If you intend on using your Guaranteed Week, you don't have to do anything. DVC will assume you will be using your week unless to specifically tell them otherwise.

If a Guaranteed Week owner wants to convert their week to points, they can notify at late as 31 days before their check-in date, or even as late as the day before check-in if they don't mind their points going into Holding Status.

If you opt out of your Guaranteed Week, you will get all of the points in your deed. If the Guaranteed Week deed cost you 164 points, then that is what you will receive. These 164 points are like all other traditional DVC points. You can bank them, borrow them, transfer them, exchange them for RCI, etc. You can use them to book reservations at PVB during the Home Resort Reservation window, or at other DVC resorts starting at the 7-month mark. The points have a Use Year assigned to them, so you will have the same banking deadline as other points.

I don't see any reason that you couldn't. It should only depend on if they have maxed out on the allocation for the week as DVC can do what they will with any points they buy back. If they ever did ROFR they could also just sell the points as points and almost certainly would. I suspect they wouldn't bother ROFRing a fixed week though.

I know someone bought a VGF in week 49 recently. So who knows it would be interesting if someone is really close with their guide to get an answer.

If anyone has ever been told no it's probably because the guides really don't know much about fixed weeks. Sometimes they know nothing. It really hasn't been a big product.
