So does any one have any info on when they will start selling at the Grand Floridan? do you think it will compare to baylake? what was the price of that when it came out?
 
Nothing has been announced yet. Base price for BLT was $112 when sales first started. BLT is currently $165 a point.
 
wow that is insane 200 a point i cant believe that at all there points would be worthless at other resorts.
 

I think it will start in the $130 to $140 range. IMO BLT only got that high because they were toward the end and had very few points left to sell.

I hope your right...I may addon there then, but I think it will be closer to $170-$180
 
how many total points do they sell for a property like this? also since at the start of the resort there will be no people for the 11 month window will it be a free for all for the first 7 months?

Only the villas/points that are declared into the condominium can be reserved by DVC members. The rest of the villas (which the developer still owns) will be offered to the general public for cash. Net proceeds of those rentals go to the developer.

Once the villas are ready to be occupied, the developer will declare as many points as it thinks it can sell in the next xx months. (I don't know the exact number of months supply they need or want to declare. I'm sure it varies depending on the pace of sales). Once those points are almost all sold, it will add more villas to the member inventory (aka "declare them into the condominium").

Rest assured, GFV owners will be allowed to book before non-owners once point reservations begin. They will have some type of booking advantage, and will have first crack at all dates up to 11 months in the future. Their first home resort advantage period may only be a few weeks, but they will have one. Once that first home resort advantage period is over, other DVC members will be able to book GFV subject to the 7 month window.


It is usually a little easier to get into a popular new resort that is in active sales than it will be after it is nearly all sold out. That's because the developer will be adding more inventory to the member side in anticipation of sales. (Points must be declared before they can be sold). That was certainly true for BLT.

It will not start in the $130 to $140 range. They will not make it cheaper to buy there than AKV current price.

This also allows them to tier the points sold. For example, First 10,000 points will sell for $170/pt. Than a new batch is declared, and the price goes up to $175, and so on. (My numbers are purely for example)
 
About the Dream at the end of January and they said during two different presentations that DVC price increase was announced. This is the upcoming one. They also announced during the presentations there are two more prices increases to follow in 2013.

By year's end, I think Bill will be pretty close.
